Embassy Court is undoubtedly one of the finest examples of pre-war Modernism in the UK, earning it Grade II listed status and its place as one of the most iconic buildings on Brighton Seafront. A rare opportunity to own England's first ever penthouse, historically significant for its streamlined design and cultural roots. Favourably located for the vibrant social centres of both Brighton and Hove and sit within walking distance of Brighton Station and several popular schools. A unique chance to own a sea-front property with large wrap-around sun terrace, while also adding huge value to the property with renovation and modernisation. Elevated on the penultimate penthouse floor, this four-bedroom apartment benefits from incredible views from its wraparound south and east facing sun-terrace, from which you can gaze down the coast taking in almost every city landmark beside an open expanse of sea and sky. From such an elevated position, looking out. To the rear of the building, your line of sight also takes you across the rooftops of the city to the north where a ribbon of the South Downs National Park reminds you how perfectly positioned you are between the countryside and the coast.
Inside, the flat bears many of its original period features to include curved internal doors and Crittall windows and doors leading out to the balcony. The décor is tired in places, however, but with further renovations you could add considerable value in such a prestigious building.
While the beach is your playground, there is also access to spacious roof terrace with panoramic views and being so well located for the city and the station it is ideal for commuters, professional sharers and investors alike.

At the time of building in 1935, there was much controversy aimed at the acclaimed architect Wells Coates who had been ‘cutting edge’ with his design of Embassy Court. While it may have been in-contrast to the neighbouring Regency squares, he created a beautifully elegant building, reminiscent of an ocean liner with its smooth, linear form; perfectly apt for is seafront position. By the end of the 20th Century, it had gone into decline, but by 2005 it had been brought back to its former glory by the newly established residents’ freehold company, Bluestorm – retaining its status as one of the coolest places to live in Britain.

There is a sensation of grandeur as you enter the lobby which feels more akin to a hotel and is adorned with period architectural detailing to include: curved glass windows and doors with walnut and chrome trim, and Terrazzo flooring paving the way to the lift. This awaits to whisk you up to the ninth floor where your door sits along an open walkway where the first of the incredible views awaits.

Stepping inside, the hallway stretches ahead with rooms on both sides bringing plenty of natural light into the space. It has been modernised over the years with grey carpets and white walls offering a blank canvas and huge potential to new owners. The bedrooms and bathrooms sit at this end of the flat, away from the main living areas, with three double bedrooms on the easterly side enjoying uninterrupted sea views, while bedroom four is ideal as a peaceful study or child’s bedroom. The principal bedroom also enjoys direct access to the balcony through double Crittal doors, ideal for enjoying your morning coffee in the summer sunshine, but the views can be enjoyed from your bed all year round.
Conveniently opposite, the bathroom and separate WC are classic in blue and white. There is a shower over the bath, and once again, a little TLC would elevate this space.

At the far end of the entrance hall, through an original curved door (there are very few of these left in the building), the living and dining room enjoys a breath-taking vista as windows and two sets of doors wrap around the room framing the iconic land, sea and skyscapes of the city. From here you can see the remnants of the West Pier peeking out from the sea and Brighton’s newest landmark, the i360, rising up above it all. Brighton’s Palace Pier and Marina sit in the far distance and to the west, the expanse of Hove Lawns stretches past Regency Brighton, beckoning you down for barbecues and picnics during the summer months.

Inside, the living room is versatile and spacious with room for entertaining, formal dining and relaxation. The wrap around terrace becomes an extension of the home during more clement weather and the kitchen is sociably open plan with a breakfast bar dividing the two rooms. It offers plenty of storage alongside an integrated oven and hob, leaving space and plumbing for a washing machine and a tall fridge freezer.

This sunny penthouse apartment is perfectly situated in a popular area with lots of local shops and the beach on your doorstep. The city centre shopping districts and parks are also within easy reach, and this home also offers easy access to Brighton Station which has direct and fast links to the airports and London.
