Meadow View is approached via a gated driveway that offers parking for several cars and perfectly sets the property far back from the road. The entrance hall is accessed via an enclosed porch and offers a direct line of sight to the impressive gardens to the rear. To the left is a spacious cloakroom behind which sits a smart utility room, accessed via the kitchen and which has an external door to the side of the house. The kitchen is a wonderful open space with a large central island and fitted cabinets throughout, a five hob range cooker and white goods are all built in. There are windows on two sides and a three panel bi-fold door which floods the room with light.
The sitting room is a lovely warm space which runs from front to back and is open to the kitchen/diner. There is a large window at either end and a feature fireplace with a modern electric fire. From here we access the third reception room with a door leading directly out to the garden, whilst an internal door allows access to the garage. Impressive wood flooring covers the entire ground floor and adding to the natural flow that the owners have created during their time at Meadow View.
The first floor is equally impressive and offers four very good sized bedrooms. The master bedroom has fitted wardrobes and an ensuite shower room. The further three bedrooms are all doubles, two of which have built in wardrobes and they are all served by a family bathroom. The bathroom has a large airing cupboard and the partially boarded loft offers additional storage.
The rear view from the house is glorious! Having purchased land behind the property, the ‘Meadow View’ starts from within the garden itself offering a vast amount of space for the kids to enjoy whilst three large patio areas allow for alfresco dining and plenty of room to relax outside in the warmer months.
Situation
The North Somerset village of Yatton lies south of Bristol within easy daily commuting distance, by rail or road, with M5 motorway junctions 20 (Clevedon) and 21 (Weston-super-Mare) each only 10 minutes' drive away. The village is extremely well served by a great variety of facilities, which include lots of shops including a supermarket, a chemist, doctors, church, library, restaurants, takeaways and pubs. There is a junior and infants' school within the village, and secondary schooling is available at nearby Backwell. Public transport includes regular bus services and the station which gives mainline railway access to Bristol and out to London Paddington on a regular basis. For the long distance traveller, Bristol International Airport is a short drive away, now with low cost air flights and an international service to the USA. The countryside around is mainly farmland with the Mendip Hills, the Yeo and Chew Valleys to the south and east, providing a huge variety of country pursuits including walking, riding, sailing and fishing. The area has a number of first rate golf courses, and the 4-star Doubletree by Hilton Cadbury House hotel, restaurant, spa and fitness centre is situated on the edge of the village.

We have noticed...
Spacious and light is how the current owners describe Meadow View and I agree entirely! It has fantastic proportions and there is still further scope to extend (Subject to Planning Permission) should you ever desire.
Our vendors says...
When we first saw Meadow View we fell in love with how open and light it was. The indoor space and good bedroom sizes made it the perfect house for our family to grow up in. Given the opportunity to buy the field behind we jumped at it. Sitting in the garden, watching the horses in the next field and listening to the birds, including the owls, is a real treat. We've also loved the easy flat walk to the train station, local amenities and schools.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 31, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
