Property description & features

  • Charming Character Cottage
  • In the Heart of Rural Village
  • Four Bedroom Accommodation
  • Attractive Cottage Garden
A charming terraced cottage, owned by the same family for over thirty years and set in the heart of the rural village of Knapton, the property is approximately a mile and a half from the north-east Norfolk coast.

According to our Vendors, the cottage has a long and varied history, with it starting off as farm buildings, which were at some point converted into three cottages, and latterly combined into one dwelling. Next door was once the blacksmiths, and over the road was the wheelwright and glazier. Just a few steps up the road are the former shop and post office.

The versatile accommodation is arranged to provide four bedrooms and a generous 12'3 x 9'4 landing on the first floor, with sitting room, dining hall, kitchen/breakfast room and bathroom on the ground floor.

The cottage enjoys plenty of character, with irregular shaped rooms, exposed brickwork and timbers, a wood burner in the sitting room and latched doors to many of the rooms.

The pretty, split-level cottage garden to the rear offers a good degree of privacy, and includes a workshop/utility room.

Agent's Note: We understand there is an historic right of way running behind the workshop and the neighbouring property to the west.

Location The village of Knapton is located in a pleasant part of North East Norfolk about a mile and a half inland, close to the popular coastal village of Mundesley and about four miles from the market town of North Walsham. The church of St Peter and St Paul, with its abundance of carved angels in the roof isn't far from the cottage and a short stroll over the field takes you to the old railway station, one of many beautiful walks in the surrounding countryside. The recently refurbished village hall hosts a number of clubs and events.

Mundesley offers the nearest amenities including shops, infant/junior schools, doctors' surgery, 9-hole golf course, library etc. More extensive facilities are available in North Walsham including large supermarkets, swimming pool/fitness centre, railway station and all levels of schools including a sixth form college.

The historic city of Norwich is just over 20 miles from the village and includes Norwich International Airport, which offers flights both internally and to the continent.
