Number 13 sits at the end of a cul-de-sac in this popular residential area. The town centre is within walking distance, as is the railway station. The property is entered from a path which runs along the front garden with the front door opening into a welcoming entrance hall. The sitting room is light and airy with front facing windows and internally the room has generous proportions. Also accessed from the hallway is the garden room which is large enough for study and living space. This is a dual aspect room with sliding patio doors and could equally be used as the third bedroom.

The kitchen has contemporary fitted units with plenty of storage and a lovely outlook to the south. In addition there is a rear door out to the driveway for easy shopping convenience. There is a washing machine and slimline dishwasher plus integral appliances including an electric hob with extractor, oven, fridge and freezer. Accessed from the hall is an airing cupboard with a water heater. The master bedroom has been transformed thanks to the extension in 2006 which now provides a good sized double bedroom, dressing room and en-suite shower room. Adjacent is a second double bedroom which is also easily a double. The family bathroom has a bath with overhead shower, basin and w/c.
Outside
The front garden is laid to lawn with pretty flower beds flanking the driveway. The driveway itself provides parking and leads up to the garage which has a new up and over door with light and power. The garage has also received a new roof and windows, added by the current owners. Another addition is the sheltered canopy/carport in front of the garage. The owners have also installed new soffits and facias. Immediately outside the garden room is a sunny and sheltered patio area with very good privacy, perfect for al fresco dining. Along the rear of the house, a path with raised flower beds alongside leads to the main garden area which is lawned with a lovely variety of well tended flowers and shrubs. There is also a garden shed for storage.
About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.
*
"The Newt in Somerset" just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, Farm shop, restaurants and house & garden shop.On the outskirts of Castle Cary is the railway station with its direct line to Paddington (20 minute walk) and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy, within walking distance, boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis. Also within walking distance is Castle Cary Primary School. It is worth noting too that the Hazlegrove bus stops by the front door morning and evening.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
