Description
The Old Manor is a handsome Grade ll* listed property, dating from at least the 16th century with Georgian and Victorian later additions. It's stone built under a double Roman tiled roof with gables and stone mullioned windows. The house has been carefully and skilfully restored with great respect for the authenticity of the period details. These include extensive flagstone floors, carved stone fireplaces and the elm, oak and pine floorboards and doors (and a priest hole). When possible original structures have been made sound rather than replaced. An example being the spiral timber staircase.Within the original framework of the house a superb and very discreet kitchen has been created, plus well-appointed and luxurious bathrooms added. All benefitting from new wiring, plumbing and central heating. The result is a stunning period house with extensive, generous accommodation, plus great style and comfort.

Accommodation
This is a house which has grown over the centuries, as needed, and the resulting room layout is unusual but charming. The front door opens to a porch leading through into a hallway which continues through the house linking the main reception rooms and the kitchen. The drawing room is very welcoming, having elm floorboards and a massive stone fireplace with an open stove. On the opposite side of the hall is the dining room with flagstones, beams and an inglenook fireplace with a wood burner. Double doors lead from the dining room into the sitting room which also has a wood burning stove.A west wing was added to the house in the Victorian period, and this is approached through the dining and sitting rooms. This wing includes a music room and a boot room.

Kitchen +
The kitchen is a splendid room appearing deceptively traditional with flagstones, a fireplace, meat hooks, a 4 oven Everhot range and a Quooker boiling & filtered water tap. It is also extremely well appointed with bespoke units including a central island unit and a beautifully crafted china and glassware cupboard and a matching fridge/larder.A door leads through into a breakfast room with flagstones, roof lights and an archway to a utility room. Again, deceptively well fitted, having fitted units, fridge, freezer and pantry cupboards.A door leads from the utility room to a stairway hall with the spiral stairway and the cloakroom (loo and basin).Note. There is also an archway (currently boarded) from the breakfast room which will lead into the proposed glass orangery presently being constructed.

First Floor
There are two staircases leading to the first floor. The drawing room has a doorway to a small hall with a spiral staircase leading to a landing. Off this landing is a suite of rooms which includes an excellent bathroom with both a slipper rolltop bath and a glassed shower area. Adjacent is a splendid bedroom with a wonderful stone fireplace and stove, great views and a door through into a room currently used as a dressing room, having fitted wardrobes. This room also has a door onto the main landing and is equally suited as an additional bedroom. The main landing is approached by a staircase from the west wing. It serves 3 bedrooms, a bathroom and a shower room.

Second floor
The spiral staircase, reached from the small inner hall, continues to a second floor landing. This gives access to a 4th well fitted bathroom and also to a large bedroom, which in turn leads into the 6th bedroom. This second floor also being suited as the main suite.

Outside
A drive leads into the property, over a stream and into a large, mainly cobbled or paved courtyard. Immediately to one side is a cobbled walkway for horses and stock to drink from the streamThe courtyard is flanked by the house and several ranges of substantial stone barns which have also been repaired and improved. These offer great scope for a wide variety of uses. At present one range provides garaging and a studio. Another range, conveniently standing just behind the house provides a gym and party room. There are also modern barns, again suited to many uses.

Grounds
In front of the house is a neat lawned garden bounded by park railings and a recently planted laurel hedge. Gravel pathways link to the rear and side lawned gardens and the buildings. On the lawn at the rear of the house, in a well sheltered setting is a swimming pool.To the east of the house and gardens is an idyllic mature somerset apple orchard.

About the area
The thriving village of Baltonsborough has a church, primary school, village hall, pub, winery and a large new shop. The village also has a very friendly community with a number of societies and organisations. The closest town is Glastonbury with its past and its present linked with its dominant landmark, the Tor. It's been a religious centre throughout history and back into the times of legends. There was a Celtic monastery here by 500 AD which, in the next 1000 years evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and by the 18th century had received a charter and had become a manufacturing and trading centre. Today it's a small but thriving town and a major tourist venue, welcoming thousands of visitors each year. Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000).

*
Its centre is the marketplace (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. Immediately to the south (2 miles) of Glastonbury is the more recent town of Street and these centres provide a huge range of facilities and amenities. There are excellent state and independent schools, and the private sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. About 10 miles southeast is Castle Cary station with a main rail line to London.
