Situation:

Warmington is a charming village located in North Northamptonshire, true to its rural location, its name means ‘farm settlement’.

The village benefits from an array of amenities from a primary school to the post office, village hall, allotments and the Red Lion public house. There is also a 13th century church and in the adjacent hamlet of Eaglethorpe, a 1500-year-old skeleton was discovered. There are several local, countryside walks such as The Nene Way footpath which travels through the village and a delightful walk to the nearby village of Fotheringhay, steeped in history, and the location of the trial and beheading of Mary Queen of Scots.

The village of Elton, comprising mainly stone and Collyweston houses, with some thatched properties, is two miles away offering a church and chapel, primary school, two public houses, cricket pitch and team and a village hall. The market town of Oundle renowned for its public and state schools, weekly market and a monthly farmers market is 3.5 miles to the west. Peterborough is situated some 10 miles to the east, with a comprehensive range of shopping and leisure facilities and railway station with high-speed trains taking some 50 minutes to London Kings Cross.

The A605 gives access to the A14 to Cambridge and Birmingham, whilst the A1 gives access north and south.

Warmington Manor House is a striking and impressive Grade II* listed property built of regular coursed limestone with an ashlar façade under a tile roof. The date stone over the entrance highlights that the manor house was built by the Elmes family in 1677 and restored by Richard Proby, of the Proby family, in 1962.

With its stone mullioned windows, beautiful panelling, moulded cornicing and the stunning 17th century main staircase with turned balustrade and ball finials, Warmington Manor House offers flexible living accommodation across three floors.

On the ground floor there is a reception hall with fireplace and the main flight of stairs. To the north wing of the property, is a dining room with views to the front and a kitchen overlooking the rear courtyard with stairs leading down to a pantry.
