Little Croft is a detached property, dating from the 1960's and situated on the fringes of the ever popular East Devon village of Woodbury. Whilst the current owners have made numerous improvements, including new kitchen, replastering and replumbing, new boiler and new windows, there is scope for further refreshment and obvious potential to enlarge, subject to obtaining the necessary consents. Laid out over two floors, it offers accommodation of nearly 1750 sq ft.
A reception hallway leads to the principal rooms. The dual aspect sitting room has a fireplace with wood burner, and patio doors to the rear garden. The kitchen/dining room has an extensive range of fitted units, Falcon Range cooker, integral dishwasher and central island with breakfast bar and a separate walk-in pantry. Patio doors lead to the rear garden. Adjoining the kitchen is a side room with utilities. Of further note on the ground floor is a bathroom and cloakroom. On the first floor are 3 bedrooms, two of which are generous doubles, the principal room having a walk in wardrobe and ensuite bathroom. There are some lovely views across the church and village.
The outside space is of particular appeal with a plot extending to 0.27 acres. To the front is a driveway, with ample parking and access to the garage with power and light supply. A level lawn is bordered with raised shrub beds. To the rear, a large patio leads to a further large lawn, which is interspersed with a number of attractive shrubs and trees.

The vendor has advised the following: Mains gas (serving the central heating boiler and hot water), electricity, drainage and water. The broadband provider is Vodaphone, the estimated speed is between 7 Mbps - 1000 Mbps. Mobile signal: Several networks currently showing as available.
Situation
Woodbury Parish, which includes the villages of Woodbury, Woodbury Salterton and Exton, is one of the largest parishes in Devon. It encompasses much of Woodbury Common, an outstanding area of natural beauty and enjoys a thriving community spirit rooted in the church and chapel, in the school and in agriculture. In days past, the parish was frequented by Sir Francis Drake and there is a chapel dedicated to his memory at St Swithins in the village centre. Some of the facilities of the village include two excellent public houses, a village store and post office, doctor's surgery, nearby golf club and leisure facilities at Woodbury Park. and a bus service operating between Exmouth and Exeter, being only minutes away.
Directions
From Exeter, proceed on the A376 Exmouth Road. At the Clyst St George roundabout, turn left onto the B3179 signposted Budleigh and Woodbury. Continue along and as you descend towards the village, and on reaching the Woodbury village sign, turn left into Oakhayes Road and after 150 yards the property can be found on the right hand side.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 5, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 10, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
