Description - Beautifully converted, this barn showcases stone elevations with dressed brick quoins beneath a slate roof. Sitting in an elevated position on the ridge between Ermington and Yealmpton, Burraton Barn takes full advantage of the magnificent panoramic views across the South Hams countryside. There is a plethora of wonderful features to this home; from the large entrance hall welcoming you in, to the feature fireplaces and log burners in the sitting room and snug, to the double bi-fold doors seamlessly bridging the gap between inside and out.
The farmhouse style kitchen leads to an additional 'snug' dominated by full height windows absorbing the surrounding landscape. From here, doors also lead to the impressive decking area which is perfectly positioned to enjoy the gardens and views. Additional advantages of this fantastic barn is the large utility room and a ground floor double bedroom with its own bathroom which would be ideal for a dependent relative or merely as a super guest suite. Upstairs are three further double bedrooms including a master with ensuite and a luxurious family shower room.
Not only is your attention drawn to Burraton's splendid position, but a marvellous garden separated into formal areas, wildflower meadows as well as a small orchard continues the immense attraction of this very special spot. There is also a superb separate kitchen garden with raised beds and a fruit cage.
Reconfigured in recent years, this remarkable home combines the traditional with a contemporary feel. With an ambiguous derivation, the word Burraton may have links to a 'farmstead for the peasants' but this is anything but!
Every room and space in this conversion delights in the incredible scenery that gift-wraps it in such a beautiful way and viewings are highly recommended.

Situation & Amenities - Burraton Barn sits between two quintessential South Hams villages. Ermington is a pretty village nestled in the enviable rolling South Hams hills, approximately three miles outside of Ivybridge and around twelve miles from the vibrant waterfront city of Plymouth. The historic village is home to the attractive church of St Peter and St Paul with its famous crooked spire and its namesake pub, a charming bistro as well as a boutique hotel and restaurant. Ermington's primary school is currently rated as outstanding and with its focus on community, the village shop, café, park and green have space to regularly host various clubs and groups as well as events laid on by the village committee. Approximately 2.5 miles in the other direction lies Yealmpton and they say it's all in a name! Yealmpton tells you exactly what it is - the River Yealm runs through the "ton" (derived from the old English 'tun' meaning village or settlement). The village is perfectly positioned with Dartmoor National Park to the northeast, or by following the River Yealm to reach the south coast with its beautiful estuaries, cliffs and beaches. With regular bus services, you are only seven miles from Plymouth but living here offers a delightful slice of country life. The village offers many amenities including places of worship, a health centre with dispensary, Post Office and general store, shops, café, two thriving pubs, a petrol station, hairdressers, opticians and an excellent farm shop selling local produce. The primary school makes the most of its outdoor space with its own orchard, vegetable garden and sports pitch, often heading out on trips to study nature and wildlife in the wooded valley of the River Yealm and it also falls within the catchment area of the renowned Ivybridge Community College. A mobile library and flourishing community association offering many initiatives and groups to encourage its sustainability add to the immense attraction of this village. The hive of activity on offer in both villages certainly has all a growing family, or the retired could wish for.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 31, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
