Nestled in the heart of Croydon, along the tranquil Ainsworth Road, lies a delightful opportunity awaiting its new owner. Boasting a fantastic location, this property presents an ideal blend of convenience and comfort, making it a coveted find for any discerning buyer.

Situated in a quiet cul-de-sac on Ainsworth Road, this home enjoys the tranquillity of suburban living while being within easy reach of urban amenities. Residents benefit from the proximity to the train station, ensuring seamless connectivity for commuters. Additionally, the vibrant array of shops and restaurants nearby caters to every need, promising a lifestyle of convenience and leisure.

Step inside to discover a world of possibilities within this period home. The property welcomes you with a spacious lounge, ideal for relaxing evenings or entertaining guests. Adjacent to the lounge, the dining room offers a versatile space for family meals or gatherings. Beyond lies a charming conservatory, bathed in natural light, providing the perfect spot for relaxation or indulging in indoor-outdoor living.

Structural changes involved removing chimney breasts in the kitchen and bathroom to expand space, supported by RSJ beams. The vendors relocated the kitchen/conservatory door to enlarge the kitchen and replastered ceilings, adding insulation. Chimneys were recapped for weatherproofing.

Utility upgrades included a complete rewiring with new lighting fixtures, and installation of a new boiler, pipes, and radiators.

Flooring improvements featured new carpets throughout, with original pine floors in the hallway and dining room varnished. Porcelain tiles with electric underfloor heating were installed in the kitchen and bathroom.

Carpentry work comprised installing new woodwork like architraves, skirting, and dados. Bespoke built-in cupboards and shelves were added to the dining room, while fitted wardrobes were incorporated into the bedroom.

Decorative enhancements included fresh paint inside and on the front façade. Original doors from the 1930s and Victorian era were restored, alongside Victorian fireplaces in the bedroom and dining room.

Fittings were updated with a newly tiled kitchen featuring mid and high-level cupboards for ample storage. The bathroom underwent a transformation with tiled walls, a rainfall shower, steel bath, laundry area, and bespoke shelving.

In the garden, a gravel area was introduced in the side return, and new fence posts and panels were installed to improve privacy and security.

Embrace the allure of outdoor living with the property's front and back garden spaces. The front garden welcomes you with its quaint charm, while the back garden offers a private retreat for enjoying al fresco dining or basking in the sunshine. With the potential to create your own urban oasis, these outdoor areas are sure to enchant both avid gardeners and those seeking a peaceful sanctuary.
