Deceptively large family house with cottage and extensive garden

Description

59 Hepburn Gardens is a deceptively large semi-detached house dating from the 1930s. It is built of white harled brick under a slate roof.

The traditional rooms to the front of the house have been complemented by the kitchen and lounge on the garden side with roof lights and large windows giving excellent natural light. French doors open into the garden which extends to fully 0.35 acres and stretches back half way down the length of neighbouring Middleshade Road.

The house has been extensively upgraded and extended in the past 15 years and offers excellent family accommodation. A separate cottage was created by extending the former garage and has potential as further family or carer accommodation. A new garage was built in the driveway, adjoining the main house.

Accommodation:

Covered entrance with front door to tiled vestibule. Hall with coat cupboard with shelves and hooks and tiled shower room off.

South facing sitting room with bay window and fireplace with gas wood-burning-effect fire. Downstairs bedroom.

Lounge with cast iron fireplace with wooden mantel, recessed shelves with cupboard below and French doors to garden..

South facing dining room with cast iron fireplace and recess with display cupboard.

Kitchen / living room with Velux windows at garden end. Fitted cupboards, Rangemaster Toledo cooker, fridge freezer, 1½ sink, Siemens washing machine and dishwasher, breakfast bar. Sitting area with solid fuel stove and French doors to garden.

First Floor:

Landing with shelved cupboard and double linen cupboard off.

Two south facing bedrooms. Family bathroom. Cupboard with Worcester Greenstar Highflow 440 boiler and linen shelves.

Principal bedroom looking over garden. Dressing room with hanging rails and shelves. Shower room adjoining.

Outside:

Front garden enclosed by wrought iron gates and wall. Lawn within U shaped rockery. Paved parking and turning areas.

Single garage with up and over door. Shelves and sink.

Cottage:

Detached single storey building with pitched, slate roof within a private courtyard. Modern interiors with electric heating. Fully enabled with Wi-Fi and Sky with a Cat 6 cable.

Outer hall with fitted bench and golf club store. Inner hall with cupboard containing washing machine and drier. Bedroom with built in wardrobes. Tiled shower room with heated towel rail and underfloor heating.

Kitchen / living room. Kitchen units with sink, Neff halogen hob and oven, fridge and dishwasher. Bi-fold fully glazed doors opening onto paved patio outside.

Back Garden:

Behind the house is a long back garden which is arranged in a series of different sections.

There is a paved terrace outside the kitchen with a wooden screen fence dividing this area off from the Cottage. A large lawn is surrounded by shrubs, mature trees and flowerbeds and two wooden garden sheds and a log store.

An arched pergola through a high hedge leads to the next compartment which is an orchard and kitchen garden with a greenhouse. There are six different fruit tree varieties and an abundance of berry fruits including marionberries. There are also vegetable patches.

At the north end of a marvellously private garden there are composting bins, a further wooden store and wood seasoning stores.

Location

59 Hepburn Gardens is set back from the road in a large garden in one of the most sought after residential streets in St Andrews.

The property is within one mile of the vibrant town centre, the Royal and Ancient Golf Club and the world famous Old Course. There is access to the Lades Braes within 50 yards. The hidden gem of a woodland and riverine footpath follows the route of an old mill lade with a history stretching back to the Middle Ages and runs from the centre of town all the way out into the countryside.

St Andrews is renowned worldwide as the 'Home of Golf'. The Old Course is arguably the most famous golf course in the world and played host to the 150th Open Championship in 2022. There are many other golf courses in the area including the Duke’s Course, St Andrews Bay, Kingsbarns and Dumbarnie, along with traditional links courses at Elie and Crail.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.

Broadband availability and predicted speed: obtained from Ofcom on March 26, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 28, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
