The drawing room with its bay window and gas, coal effect fire in a Victorian fireplace with tiled insets and wooden mantel is particularly attractive. This is complemented by a south facing drawing room which also has a fireplace.

The kitchen has an island unit and black, granite topped work surfaces. The appliances include a Falcon electric cooker, sink, integrated Miele dishwasher and integrated fridge. An arch opens into the utility / garden room which has two Velux windows, a semi-integrated Miele washing machine, semi-integrated Miele tumble dryer, sink and fridge/freezer. A half glazed door leads to the paved courtyard which has an outside store and a gate onto the path.

The first floor landing has a cupboard with hanging rails. The principal bedroom has a bay window, decorative cornice and blocked fireplace. The tiled, en suite bathroom has a bath with shower, WC and wash basin. There are two further bedrooms on this floor and a second tiled bathroom.

On the second floor are bedrooms 4 and 5 and a shower room. Bedroom 4 has a dormer window and built in wardrobe. Bedroom 5 is coombed with access to a store room containing the Viesmann gas fired boiler.

Gardens

60 Hepburn Gardens has a delightful, south facing garden. Immediately in front of the house is a paved terrace. Beyond this is a large well maintained lawn fringed by flower beds and shrubs. There is a high fence at the end and a garden shed in the corner.

Location

60 Hepburn Gardens has a private, south facing setting in a prime, residential street close to the centre of St. Andrews. The University playing fields are diagonally opposite and the Lades Braes Walk passes close by.

The house is less than half a mile from the West Port - the arched gateway into St Andrews which was built in 1587 as a monumental entrance to the city’s South Street. The house is also within easy reach of the Royal and Ancient Golf Club and the world-famous Old Course as well as West Sands beach. St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby, including The Duke’s Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre. Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
