Situation
The village of North Kilworth is a Conservation Village in South Leicestershire, close to the Northamptonshire and Warwickshire border. The village contains the 13th century church of St Andrew, Millenium Green, village primary school, public house, post office, petrol station/garage and shop, Marina and the well-regarded Kilworth House offering fine dining, luxurious accommodation and outdoor theatre. Sporting facilities include a football pitch, tennis court, bowling club, sports club house and Kilworth Springs Golf Club.

The attractive town of Market Harborough, set some 9 miles to the east, provides a good range of local shopping, leisure and business activities. The city of Leicester is approximately 15 miles north, providing extensive commercial and leisure facilities and Rugby is some 10 miles distant.

Communications in the area are excellent with a mainline train station available from Market Harborough and Leicester reaching London St Pancras in just over one hour and from Rugby to London Euston in just under the hour.

The M1 motorway is accessible at Junction 20 and at Junction 19 the A14, M6 and M1 connect. International air travel is available at Nottingham, East Midlands Airport, Birmingham and Luton.

A number of schools are available in the locality with primary within the village. Preparatory education at Spratton, Maidwell and Bilton Grange. Secondary schooling is available at Lutterworth, Rugby, Oundle, Oakham, Uppingham, Northampton and Leicester.

Sporting and leisure is also well catered for, with racing at Nottingham, Southwell, Leicester, Warwick and Towcester and golf courses in the village and at Lutterworth, Leicester, Hinckley and Ullesthorpe.

The Property
Approached over a tree lined drive, shared with Kilworth House, The Stable House affords a high degree of privacy with extensive southerly views over its own gardens and surrounding landscape.

Internally, the current owners, over many years have updated and enhanced the accommodation. It now provides an opportunity for a larger family to take advantage of well thought out living space together with separate accommodation which could be utilised by the family or let.

The main entrance is entered through large doors set within the three storey tower, making an impressive approach. The hall then divides either to the east and the main living areas or west to the potential additional living space or lettable areas. The whole is arranged around a courtyard with screen wall to the south and gardens beyond.

A particular feature is the superb conservatory, added by the owners, with access to the Dining Kitchen, door to the Study or two pairs of double doors to the garden.

Outside
The Garden Courtyard provides a natural sun trap and can be viewed from most of the reception rooms, it also contains the swimming pool. The front garden has an attractive seating area set behind tall mature hedging. The principal garden lies to the south, is mainly laid to lawn and has a number of mature specimen trees and fine southerly views.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
