Property description & features

  • Tenure: Freehold

Believed to date back 350 years, this attractive double fronted Farmhouse enjoys a wonderful position within the village, benefitting from paddocks, stabling and unhindered views across open countryside.

This 17th Century family home is a warm and inviting family home, with bags of charm and many period features. You enter into a traditional hall, with original flagstones and wood panelling. To the right is a cosy dining room with wood burner. A large stone-mullioned window provides views of a mature orchard. A through door leads on to a new side extension, built by the current occupiers around 15 years ago, featuring more contemporary décor with underfloor heating and doors leading out to the garden. Currently used as a home office but would suit a variety of uses.

To the left of the entrance hall is the large and impressive family sitting room, also with a wood burner and 2 large mullioned windows overlooking the front garden and lane beyond. The elm-plank door leading to the 1st floor is believed to be original.

To the rear of the house is quaint kitchen with views over the paddock and hills beyond, which would now benefit from some modernisation. There is also a downstairs WC, utility and boot room.

Upstairs there are 3 good sized double bedrooms and a further single. The corridor is particularly quirky and features distinctive wood panelling and flooring. There is a family bathroom with over-the-bath shower and traditional sanitary ware. The first floor also benefits from elevated views out over the fields. There is also access to the loft space, via a steep staircase.

Outside the property sits along a village lane, delineated by a dry stone wall and some mature planting. A gravel drive leads from the entrance gate to the side of the property where there is ample parking for 4 or 5 vehicles. The front garden is primarily laid to grass, with a colourful shrub border and a small orchard area with a variety of fruit trees. Along the side runs a small kitchen garden and to the rear is a small stone shed. Directly behind, and fully visible from the house is the paddock, currently enjoyed by ponies, but has been used for sheep in the past. A small stable block with 3 stalls, large hardcourt area and smaller paddock is accessible 20 yards up the lane. The area contains fabulous hacking and a multitude of local riding schools and clubs.

The very pretty and sought-after village of Laverton lies to the south of Bath and was originally part of the neighbouring Orchardleigh Estate, now an excellent golf course.

Nearby Frome offers a range of shopping facilities, a sports centre, several cafés, a choice of pubs, local junior, middle and senior schools, several theatres and a cinema. Frome is also home to the Frome Festival and the monthly Frome Independent Market.

Norton St Philip is close by and has a first school, a Co-op and a post office. There is a first school in the village of Rode a few miles away. Marks and Spencer food, the Mes Amis Café Deli and White Row Farm shop are a short distance away in Beckington.

Bath and Bristol are within commuting distance, and the local railway station connects at Westbury for London, Paddington. In the nearby locality, the local state schools of Kilmersdon and Mells each have excellent OFSTED reports, whilst the independent schools in the immediate area are Beckington, All Hallows and Downside; Nearby Kings Bruton and Sexey’s are only a short distance away in Bruton, as are Millfield and Wells Cathedral Schools. The extremely popular Hauser and Wirth arts centre and The Newt in Somerset are also located in Bruton. The private members’ club Babington House is situated within approximately five miles.
