Property description & features

  • Tenure: Freehold
A superb modern property with three beautiful bedrooms, a separate one bedroomed annexe, and delightful garden on the edge of this very popular village.

THE PROPERTY
Tucked away near the centre of the hugely popular village of Merriott, approached through an archway and over an attractive shared courtyard, The Garden Cottage commands the most enviable position in this cleverly thought-out development constructed 13 years ago.
First glimpses of this wonderful property are most impressive with its very attractive façade constructed of local Ham stone under a pitched tiled roof.
On first entering the property there is a real sense of charm, space and light with immaculately presented and very flexible accommodation. A large hall leads perfectly into a dining room, which would also make a fantastic TV/snug room or study.
Worth a special mention is the perfectly proportioned sitting room with a central Ham stone fireplace and views over the delightful garden which has been lovingly nurtured by the present owner over their last 13 years in occupancy. There are also double doors leading out to the paved terrace, ideal for al fresco dining or enjoying a morning coffee.
The kitchen is a very good size, incorporating a number attractive wall and base units and a 4-ring electric AEG hob and double oven. There is also plenty of room for a breakfast table. Alongside the kitchen is also a utility room and cloakroom.
The three principal bedrooms are situated on the first floor, the main bedroom having an en suite shower room and views over the garden and countryside beyond. There is also a family bathroom.
Alongside the main house is a truly superb one bedroomed annexe, ideal for guests or even a helper, with a large double bedroom, a very good-sized sitting room, and doors out to another paved terrace and the gardens. There is also a shower room and attractive wooden flooring throughout.
To the front of the house is ample parking for cars and a double garage, and a delightful and wonderfully nurtured garden to the rear.
All in all, this would make a wonderful primary or secondary home in an idyllic yet very convenient location.

LOCATION
This part of south Somerset is rightly regarded as some of the finest in the south west, as the undulating hills and valleys give way to the wilder, and more dramatic scenery of west Dorset and the World Heritage Jurassic Coast to the south. Merriott is a relatively large village situated just under 2 miles north of Crewkerne. The village lies on the river Parrett and there were at one time three water mills and a factory which for more than a century produced sail cloth, including the sails for Nelsons "Victory". To the north of the village lies All Saints church with its Norman tower. There is a public house, the Kings Head, and The Feed Station cafe. Other local amenities include a number of stores, post office, pharmacy, village school, village hall and recreation grounds, social and sporting clubs.

The village has good road links, with the A303 a 10-minute drive and 30 minutes to the M5. The fine market town of Crewkerne has a good range of high street and independent shops, supermarkets including Waitrose, cafes, restaurants and pubs and leisure facilities including a leisure centre and swimming pool. The larger commercial town of Yeovil is just under 10 miles away and boasts several large 'superstore' supermarkets, out of town retail parks, leisure facilities including theatre, cinema, bowling and leisure centre with swimming pools and a large hospital.
Just a 35-minute drive away is the stunning World Heritage Jurassic coastline with many pretty coastal villages and towns, including the elegant resort of Lyme Regis with its attractive Cobb harbour and beaches

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 13, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
