The Newquay Hydrotherapy Centre needs a new commercial operator!

Following the original fit out a few Years ago, this wonderful facility needs a new commercial operator to take on the facility and run it as it was intended. The facility is vacant and ready to lease, so if you have the required skills and a passion for creating a fantastic local facility based around hydrotherapy and physiotherapy, then this could be the one for you! The car park at the front provides staff and customer parking, leading through double doors on the level to a full ground floor accessible premises. The doors open into the main reception/waiting area with a small open reception counter/office and a wc. Off the reception is a private physio/treatment room along with access to the main Hydrotherapy suite. The main room houses 2 large sunken heated hydrotherapy pools with a hoist, along with changing cubicles and a shower area. Off the main area, there is a further private physio/treatment room and a further wc.

The Lease - The premises are offered for immediate occupation on a new full repairing lease, on flexible terms with a break clause. The rent is £12,000 per annum, payable monthly or quarterly in advance in addition to a fair and calculated proportion of the annual buildings insurance premium. A rent deposit will be required and company lets will require personal guarantees. There is no ingoing payable.

The Equipment - The use of all the equipment and fittings in the building are included in the rent, but ownership will be retained. A tenant will be expected to keep, use and maintain the equipment in good working order and return it as such at the end of any lease period. The equipment and machinery therein is not warranted/tested. Prospective applicants are welcome to have any of the systems checked/tested.
