SOME WORDS FROM THE OWNER:
WHAT DO YOU LOVE ABOUT YOUR HOME?
What we love about our home is how it maximizes its space. The layout is seamless, offering plenty of storage options, including a garden shed and adjacent secure bike locker. The open-plan design is perfect for both family living and entertaining. We appreciate the privacy provided by the bedrooms positioned on opposite sides of the flat to each other, and during hot summer days, opening both garden doors creates a refreshing breeze. The front garden essentially became an extension of the living room and the rear garden is amazing. It is very private and during the summer months this is where we spend most of our times eating and relaxing. It is also great space for the kids to enjoy and play.
WHY ARE YOU SELLING?
As for why we're selling, our family of five has simply outgrown our lovely Novello home. However, we've cherished our time here in Islington and have formed many lasting friendships.
WHAT DO YOU LOVE ABOUT THE AREA?
We absolutely adore the area! It's a rarity to find a building situated so close to the city's hustle and bustle yet maintaining a serene community atmosphere. Whether we're having a barbecue in the garden or simply relaxing indoors, it's hard to believe that the vibrant shops, pubs, and restaurants of Upper St and Essex Rd are just a stone's throw away. The neighborhood has a wonderful family feel, with parks, playgrounds, and even a nearby nursery that due to its's proximity put us at the top of the list when it came to securing spots for our children. Transport connections are great with Essex Road station ( Direct to Old Street & Moorgate) a few minutes walk away and there are numerous bus routes giving you access across London. We can also walk to Highbury & Islington ( Victoria Line & Overground ) or Angel ( Northern Line ) stations in about 15 minutes so getting over to Kings Cross or Canary Wharf is really easy.

Broadband availability and predicted speed: obtained from Ofcom on January 13, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 13, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
