A stunning Grade II listed family home, with 6 bedrooms, set in gardens and grounds of 3.66 acres.

Situation - Haske Barton is situated in the hamlet of Haske, close to the village of Sandford. There is a green lane taking you to the village which has a thriving community with church, village school, a pre-school, two pubs, a post office, shops and garage which is also an easy drive away. The bustling market town of Crediton (1.9 miles) has an excellent range of day-to-day facilities and amenities including a train station. The university and cathedral city of Exeter (9.5 miles) has a wide range of facilities befitting a centre of its importance, including excellent shopping, dining, theatre and recreational pursuits. It also has a mainline train station to London Waterloo and Paddington and an international airport to the east of the city.

Description - A stunning Grade II listed Devon Longhouse, with 6 good sized bedrooms, set in charming gardens and pasture of 3.66 acres enjoying lovely rural views. This family home extends to almost 5500 sq ft and is filled with both character and an abundance of natural light and well proportioned rooms. At one side of the house there is potential for a self contained annex, which could be used for a variety of purposes; multi-generational living or business. Large outbuildings provide a further 2400 sq ft of space. The property dates back to the 16th century, and has been beautifully modernised by the current owners, but keeping original features including original fireplaces and beams.

Accommodation - At the heart of the property is a beautifully renovated kitchen/breakfast room. Whilst renovated many of the original character features remain such as the original fireplace, now housing the oil-fired AGA, with a traditional bread oven still a feature. There is also a small induction hob. Doors lead through to a garden room, with French doors leading out to a patio area. There is also a rear access door from the yard, and the garden room leads through to a good-sized utility room.

Off the kitchen is the drawing room, with a feature inglenook fireplace. The room has double aspect, and is incredibly light and welcoming. Next door is the formal dining room, again with feature fireplace, beams, shutters and a door leading through to the formal entrance hall. Here, there is a useful cupboard space and leads through to the formal sitting room. This room has large windows, overlooking the land, a feature inglenook fireplace, original plasterwork and double doors leading out to the main staircase.

As you go up the main staircase in the house, the principal bedroom is to the left of the landing. This is a great size, with stunning views over the garden and grounds. There is also an exceptional sized ensuite, with a free-standing bath. Bedroom 5 neighbours this with a useful storage area. The corridor leads down to three further bedrooms, all good-sized doubles and the large family bathroom, with a bath and shower and views over the garden. From there the back staircase leads back into the kitchen. All main reception rooms and bedrooms above face south with countryside views.

Potential Ancillary Accommodation - To the right of the main staircase, is a further set of rooms, currently incorporating a homework room, a study and separate external door, downstairs toilet and what is currently called the games room, but would have potential for separate accommodation or separate office space subject to the relevant planning permissions. This has its own staircase leading up to a mezzanine area, leading to a bedroom with charming, opening Juliet feature and its own ensuite.

Gardens And Grounds - The grounds and gardens extend to 3.66 acres, split into a garden, orchard and field. There are large outbuildings, which are currently being used for storage but could be used as garaging. The outbuildings have solar panels on the roofs, with the invertor located on the inside of the building.

The garden extends to the West of the property, with a beautiful lawn area before leading down towards the orchard, which has apple, pear and cherry trees, as well as various berry bushes. There is also a beautiful summer house which is shielded by trees from the house.

There is access to the field from the front of the property and through a gateway from the orchard. There is also road access from the lane leading to the property. The field is stock fenced.

Services - Mains water and electricity. Private drainage (Septic Tank). Oil fired central heating.

Directions - From Exeter head north on the B3183 towards Cowley. Take the A377 towards Crediton and follow this for 6.6 miles. In Crediton, turn right on the A377, then left onto the A3072, signposted towards Sandford. At the roundabout, go straight over, continuing on the A3072 until you reach Creedy Bridge (0.8 miles). Take the left hand turn and then the first right hand turn, signposted towards Haske. Follow this road for just over half a mile, and the property will be on your left.
