Description

Balure Croft is a bespoke four bedroom villa set in an elevated location on the Kintyre Peninsula with stunning open aspects to the Isle of Gigha. The property is set within 15 acres of its own croft land, offering a private woodland setting and a unique opportunity for ownership.

The property begins with the entrance at the back of the property via a covered verandah. The large entrance hallway leads to an open plan dining kitchen, which is well equipped with floor and wall mounted units, a range of in-built appliances, an AGA electric range cooker and kitchen island. The sitting room is located off, with a cosy focal fireplace and breathtaking views from the dual aspect floor to ceiling windows, with French doors leading out. From the kitchen there is the family room which could alternatively be used as bedroom 4 or office space, and a utility room with handy WC off.

On the first floor there are three double bedrooms, the principal bedroom benefiting from glass balustrade and en suite. There is a study, a dressing room offering dual access and a main bathroom which completes this level.

The property has a paved patio area positioned at the front, taking full advantage of the expansive views. Behind the property there is a large steel-framed fully enclosed outbuilding. This building could be utilised for all kinds of small business, leisure or smallholding purposes, subject to planning consent.

Location

The Kintyre Peninsula is a popular tourist destination, famed for its seafood, and in the summer host to Scotland’s largest sailing regatta - the Scottish Series. There are a number of cafés and restaurants overlooking the harbour in addition to a supermarket and banking services. Tarbert Academy offers local schooling at nursery, primary and secondary level. There is a short 9-hole golf course and two major golf courses at Machrihanish, including the Machrihanish Links – one of the finest links in the country and voted one of the top 50 courses in the UK. For field sports enthusiasts the area offers numerous fishing, stalking and shooting opportunities.

There are regular ferry services from Tarbert to the isles of Islay, Jura and Colonsay. There is also a service between Tarbert and Portavadie on the Cowal peninsula which offers an alternative route, via Dunoon, to Glasgow. The ferry terminal at Claonaig to the south provides crossings to the Isle of Arran and there is a daily flight from Machrihanish near Campbeltown to Glasgow.

Lochgilphead offers a variety of amenities and shops including a sports centre and library as well as the main primary and secondary schools. Campbeltown has an extensive range of shops and services including a swimming pool, secondary school and a number of supermarkets. It is famous for whisky; at one time there were 30 distilleries in the town.
