A significantly extended and much improved, semi detached home, providing bright, elegant accommodation, set within a generous 0.17 acre plot, with a lovely mature garden and off road parking. The property enjoys an enviable position overlooking Girton College.

The property has been finished to a high standard and has many lovely character features, whilst at the same time it has a modern kitchen and bathrooms.

Approached over a block paved front garden, the front door is set beneath a canopy which provides protection from the elements as you go in and the entrance hall is welcoming and has the staircase leading up to the first floor. The sitting room is a bright, dual aspect room with a window to the front and patio doors to the rear and there is an attractive sitting area set around the fireplace and a further sitting/study area adjacent to the patio doors. The formal dining room is currently being used as a second sitting room, but it is spacious enough to take a generous table and chairs. The kitchen/breakfast room extends across the back of the house and is fitted with a wide range of cabinets set above and below the working surfaces. There is a built in microwave and double oven and hob with extractor over, a ceramic sink and drainer, and an integrated dishwasher. The dining area is adjacent to the conservatory and enjoys views over the garden. On the ground floor, there is also a stunning contemporary shower room and a utility room that has space for a washing machine and further appliances as well as a door leading out to the rear garden.

On the first floor the landing opens to three double bedrooms, a single and a family bathroom. The main bedroom has a built in cupboard, an en-suite fitted with a shower, w.c., and hand basin, and there are lovely views over Girton College. The second bedroom has three built in cupboards and views over the college and the third and fourth bedrooms both have views over the gardens which are equally lovely. The family bathroom is fitted with a bath with shower over, w.c., and hand basin.

Outside the gardens are meticulously kept and are both beautiful and mature. There is an area of lawn interspersed with specimen trees, shrubs, flower borders, and beds. There is a nature pond, a shed tucked in the corner, and a deck towards the end of the garden. There is also a patio adjacent to the house that extends around to a pergola, which would make an ideal spot for dining or entertaining.

Girton is the only local village that is home to and shares a name with a Cambridge College. It’s at the west edge of the city, so super easy to access, but still looks and feels like a traditional village with its own identity.

You can hop on a bus or your bike and head straight into town, or enjoy the village’s many facilities of its own – including pubs and restaurants, a local shop, a primary school (that feeds into Impington VC, about 2.5 miles away), nursery, tennis club and golf club.

Choose Girton if you want to get into the city easily but don’t like the idea of urban or suburban living

There is a Sainsbury’s supermarket in the new suburb of Eddington (about a mile away) plus a further primary school and a small Co-op by Girton College, which is open 7 days a week until late. Many of the city's private schools are on the west side of the city, so are easily accessible and Eddington also has an award-winning performance and community space and various other facilities. Choose Girton if you want to get into the city easily but don’t like the idea of urban or suburban living, particularly if you want to get in without using the car.

Broadband availability and predicted speed: obtained from Ofcom on October 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
