DESCRIPTION
Magnolia Cottage is predominantly an Edwardian house, built we believe in the very early 1900s, with a modern day two storey extension added to transform the original 2 up 2 down accommodation into a family home. Undoubtedly one of its major attributes is the garden which stretches to over 80ft in depth and backs onto open farmland providing beautiful countryside views.
The current owners have made many improvements to the house during their near decade long tenure including replacing the double glazing, the central heating boiler, and the kitchen, the latter only 3 years old and still under warranty by Wren.
The Edwardian elevations are rendered and the extension is red brick, all beneath a slate roof. At the entrance is a canopy porch above a double glazed door with leaded patterned panels. This opens into a lobby, the staircase ahead of you, the kitchen to the left, and the reception rooms to the right. The kitchen is fitted with
matt cream shaker style units and 38mm luxury matt laminate light walnut worktops, concealed lighting, larder drawers, and the tall eye level cupboards produce more than the usual storage space. Integrated are a fridge and freezer, dishwasher, double oven, and 5 ring gas burner hob. Over the hob is an AEG extraction hood and the butlers sink has a swan neck mixer tap. The floor is a grey wood laminate and there is a back door. Both the sitting and dining rooms have coved cornices, dado rails, and wood laminate flooring, the dining room with a shelved understairs cupboard. There is a superb view from the sitting room across the garden to the fields beyond and of the triple aspect the sliding doors lead out to the patio. In the corner of the room is a Wiking freestanding woodburning stove.
Upstairs are two good size double bedrooms and a small double bedroom. The two larger bedrooms are at the front and the one to the rear takes in the delightful far reaching outlook. In the bathroom is a white suite of wc, a panelled bath, and a counter top basin that benefits from a vanity unit underneath. There is a separate independent shower cubicle and the bathroom has a tiled floor.

Two lofts are available, the bigger of the two in the Edwardian structure.

OUTSIDE
Cast iron railings with hand gates adorn the street boundary with gravel between the railings and the house. Accesses to the back garden are down each side, and there is a driveway and parking for 3 vehicles.

The garden has a paved patio and a decked seating area and the lawn is edged by shaped flower and shrub beds. It also hosts a variety of fruit trees. Two wood stores are by the patio and at the end of the lawn is a timber shed. The plot is not overlooked and sits due west so as well as the fine views it benefits from morning through to evening sunshine.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
