About the Property
Dating back to 1904, The Cottage is a characterful four bedroom semi-detached cottage set in an elevated position at the end of a quiet country lane. The Cottage was extended in 2003 and now provides light and spacious accommodation and a mature garden with far-reaching views.
About the Inside
The front entrance hall leads through to a charming reception room with French doors overlooking the garden. This room was added when the Cottage was extended in 2003 and provides a very light yet cosy room. From this room you can access the kitchen which still contains the original ‘copper’ originally used for washing clothes. The kitchen is of a good size and provides side access to the rear garden. The triple aspect sitting/dining room is very spacious and is equipped with a log burner and two fireplaces. From the sitting/dining room you can access the garden room which is a sunny place to sit and enjoy a morning coffee overlooking the front garden. Also downstairs is a handy shower room.
Moving upstairs you will find three double bedrooms and a single bedroom. The large family bathroom with its cast-iron freestanding bath and beautiful views is a particular feature of the property.
About the Outside
To the front of the property is driveway parking for two cars and a gravelled garden area. To the side of the house there is access to the pretty rear garden which is partly laid to lawn with areas of gravelled pathing and a recently added decked area – perfect for an evening drink whilst watching the sun set. The current owners previously used part of the garden for growing vegetables and there is a useful shed at the bottom of the garden for storage. To the rear and side of the garden are open fields providing a feeling of space and light.
About the area
Rickford is a pretty hamlet sitting in the Mendip hills in an area of outstanding natural beauty. The village has a strong community spirit and a popular Plume of Feathers pub which is a great meeting point for locals as well as popular with walkers. The pretty stream which runs through the hamlet is the destination for the annual duck race which is always well-attended and a great opportunity to get everyone together.
The nearby village of Blagdon, with its beautiful lake, provides more extensive facilities such as a village shop, butchers, café, two public houses, a popular village club, Thai restaurant, cricket ground and playing fields as well as being the headquarters for Yeo Valley which has a cafe open to visitors for breakfasts and lunch. There are good local schools in the area including Burrington Primary School, which is in walking distance of the property, Blagdon Primary School and Churchill Academy secondary school. The property is well-placed for commuting to both Bristol (14 miles) and Bath (20 miles) and the beautiful City of Wells is just 12 miles away. Bristol International Airport is 5 miles away.

Broadband availability and predicted speed: obtained from Ofcom on September 16, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 16, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
