The property is presented in an excellent condition throughout with quality fixtures and fittings.

Clare Lane is a quiet and gated, cobbled mews made up of just 40 properties with a mixture of  houses and apartments that was built in 2007. It offers a peaceful setting within the hussle and bussle of city life.

A few words from the owner:

WHAT DO YOU LOVE ABOUT YOUR HOME?
I bought this apartment back in 2007 from the developer and instantly knew it was going to be the perfect home for me. Firstly, the mews. The entrance to the mews and narrow cobbled street brought back feelings of nostalgia to a Chambers I practised from so I instantly felt at home but the size of the property and proportions of each room were the main attraction for me as I was finding it difficult to get this space for a one bedroom apartment. From the moment you enter you feel comfortable, the large entrance hall connects each room and creates a seamless flow around the apartment. I have a number of books so I needed storage and the oversized reception is perfect for this, there is enough space in this room for me to have defined areas for dining, lounge and a work space whilst not being cramped. The room also has two large sash windows ensuring it remains bright and airy. I like to cook and wanted a functional separate kitchen and this has everything you need. The bathroom is large enough for me to put in a separate shower and a bath ( which also has a shower) and the bedroom is as equally as impressive as the reception with its proportions allowing me to store even more books over the years. I have always felt very secure in the mews having the electric gates at either end and the building is managed well with the communal areas being kept in an excellent condition. I also have the use of a patio area with one other apartment on the ground floor.

WHY ARE YOU SELLING?
I have thoroughly enjoyed the past 16 years in this apartment, however my working practice is changing next year and it is time for something new.

WHAT DO YOU LOVE ABOUT THE AREA?
Islington is a wonderful area to live in and has changed so much over the years. Upper Street which is just a short walk away has everything one could wish for, there is a wide variety of restaurants, pubs and coffee shops to enjoy whilst also providing excellent shopping facilities with some wonderful boutique shops but also the larger chains. There are some fantastic gastro pubs locally such as the Hanbury that I enjoy for a Sunday roast and others in Canonbury and Barnsbury. The transport connections from the property are great with Essex Road Station being a few minutes walk away whilst Highbury & Islington, Angel and Canonbury are also all within walking distance. A number of bus routes from Essex Road and New North Road also provide easy access across town. I love to get out and about on the weekends for walks and enjoy the green spaces such as Highbury Fields, New River Walk and Shoreditch Park. Regents Canal is close by which is lovely for a morning's walk.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 7, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 7, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
