In a pleasant rural setting just outside the village of Hurst, this equestrian property must be one of the best equine establishments locally to come to the market in recent years. No expense has been spared to provide truly stunning facilities that lend themselves to accommodate a show jumping, dressage or stud centre, an equine therapy centre, livery business or indeed just a place to provide one's own horses with the best possible home. With two yards, indoor and outdoor schools, a detached family home and all in all extending to approximately 9.5 acres.

Main House:

The property is accessed through electric security gates which lead to the gravel parking area and detached garage.

The front entrance leads into the hallway with access to all principal ground floor rooms. The kitchen is well equipped with a range cooker, built in white goods, marble worksurfaces and tiled flooring. This leads to an equally well-equipped utility room with matching units, marble worksurfaces, white goods and boiler cupboard. The ground floor accommodation is completed by a double aspect lounge which opens into a pleasant conservatory, a dining room and downstairs cloakroom.

The first floor offers three bedrooms and a family bathroom with bath and corner shower.

Outside, the property is enclosed from the equestrian facilities by mature hedged borders, the lawns sweep around three sides of the house with a patio area to the rear. CCTV offers added security to the main house and garage.

Equestrian Facilities

A secure separate entrance through large metal electric gates gives access to the entire equestrian centre.

Lower Yard:
The first element of this outstanding centre is the lower yard, next to the main house through the dedicated equestrian entrance. This area offers a block of 6 main stables, the horse walker, completely aluminium clad feed store, toilet and sleeper constructed muck heap. A separate barn in this area offers 3 further internal stables, trailer and machinery store, tack & wash room with washing machine, fridge, 5 saddle racks and associated shelving. The lower yard alone offers scope to be used as a standalone livery yard.

Continuing from this area along the drive to the main upper yard and indoor arena facility you are immediately struck by sheer extent of the high density rubber pavers which lead all the way up to and around the entire perimeter of the indoor facilities and both access points of the outdoor Menage.

The outdoor school offers post and rail, reclined fencing, dressage lettering system and an Andrews Bowen equine surface.

The fields and acreage are sectioned by post and rail fencing into 10 paddocks. There is extensive parking for cars, horse boxes and trailers with vehicular access at both ends of the indoor arena. There are 3 substantial storage sheds adjacent to the outdoor Menage which are ideal for storing jumps, mounting blocks and associated equipment.

There are two main pedestrian access points to the indoor facilities, through the facility office or kitchen / staff room.

The highlight of the entire centre has to be the simply marvellous indoor facilities and arena. To the side of this is a run of twelve stables along with a holding stable for the indoor arena. Two of the stables benefit from CCTV lending themselves well to foaling boxes or recuperation boxes. All stables have a saddle and bridle rack, there are multiple external power sockets along the run, along with 4 coil water hoses at regular intervals and lighting. The perimeter of the arena also benefits from various CCTV camera points and sensor lit floodlighting. This block of stables also offers its own completely aluminium clad feed store with aluminium feed bins and a separate supply / rug room. To the far end is a shower room and solarium with two shower units and Kampmann solarium.

Central to the indoor facility is the expansive 60m x 20m indoor arena. The arena itself has access points at both end through easy open five bar gates along with access from the holding stable in the main stable block. The arena itself is a sand and wax surface with many features which include cameras, sound system and sprinkler system. There is also a full width mirror to one end along with dressage lettering system. Around the walkway to the edge are various rosette and certificate display cabinets and wall mounted heaters.

The arena office is an ideal room to keep an eye on activity through the large window into the arena, record tests / performance and play music into the arena. The office also offers a fully fitted shower room and separate changing room.

The kitchen / staff room is well appointed with a range of units, sink, dishwasher and fridge. There is plenty of space for dining and relaxing and this room also has the intercom entry system for the main gates to the facility.

Also, within the indoor facility there is a spacious saddlery / tack room with twenty saddle racks, twenty-seven bridle / rein racks and eleven under bench tack and boot boxes. Accessed from this room is the main server / CCTV room and cupboard with sprinkler system controls.

Aside from a further store / boiler room and w.c. the indoor facilities are completed by an expansive laundry room. This room offers a substantial range of shelving and rug racks including several heated rug racks. There is an industrial sized washing machine and drying machine along with a sink here too.

The entire facility is well protected through CCTV, alarm systems, fire alert systems and secure electric entry gates. CCTV can be monitored from the Indoor Arena or Main House.
