THE PROPERTY
Situated at the end of a long driveway in an idyllic location, first glimpses of Providence Cottage are most impressive with its most attractive colour washed stone and rendered façade under a pitched slate roof. Believed to date back over 200 years, this wonderful property has been upgraded and is now a perfect juxtaposition of old and new with very well-presented yet flexible accommodation.
On first entering the property there is a real sense of charm, space and light with a good-sized hallway with pretty ceramic tiles. To one side of the hall is a perfectly proportioned sitting room with a woodburning stove and also a study/office with a pretty window seat. There is also direct access to the delightful gardens and paved terrace, ideal for al fresco dining.
The family kitchen is quite simply 'as good as it gets' incorporating a 6 ring professional oven and a number of attractive wall and base units. There is also plenty of room for a generous dining table and sofa, ideal for taking in the wonderful views over the delightful gardens.
On the ground floor is also a superb one bedroomed annexe with a surprisingly large kitchen, ideal for guests, but which has also been successfully holiday let by the present owners. It separates very well from the main house with its own separate entrance.
The principal bedrooms are situated on the first floor with three beautiful bedrooms, all with views over the gardens. There is also a family bathroom and en suite shower room.
OUTSIDE
The wonderful gardens surround the property with a number of fantastic places to sit and relax and take in the amazing setting. There is also an artist's studio with a paved terrace in front, attached to a garden store. To one end is a small orchard, fruit cage and greenhouse. There is a large garage with ample driveway parking. On the far side of the house is a fantastic closed vegetable garden and potting shed, paved eating terrace and gravelled barbeque area. This leads down to a stream and mature woodlands, a utopia for children and animals.
All in all, this is a truly wonderful property in an idyllic yet very convenient location.

Broadband availability and predicted speed: obtained from Ofcom on March 5, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 5, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 8, 2011 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
