Superbly situated within a short walk of glorious Richmond Park, this stunning three bedroom semi detached Victorian property with delightful private garden and off street parking, offers bright and spacious accommodation with a wealth of period charm.

Gibbon Road is one of the most highly desirably and quiet residential location within North Kingston.

With flowing accommodation, sympathetically enhanced with stylish interiors and a neutral finish, this wonderful home provides the perfect balance between comfort and a modern family lifestyle.

Accommodation comprises entrance hall with exposed brickwork and access to guest WC, leading into the front aspect reception room with attractive bay window and feature cast iron fireplace. To the rear of the property, the beautiful open plan kitchen/diner/family room is flooded with natural light from overhead skylight windows and dual sets of bi-fold doors spilling out onto the garden.

The kitchen area itself comprises a modern range of matching wall and base units with work surfaces and central island/breakfast bar, incorporating inset sink unit, range style cooker with overhead extractor, and further space for appliances.

To the first floor, there are two well proportioned bedrooms, plus a luxury family bathroom with modern bath suite, double basins and separate walk-in shower unit. To the second floor, there is a further inviting bedroom with Velux style windows and separate space currently acting as an office. This extra abundance of space that the property offers could easily be used to create a fourth bedroom subject to planning consent. The entire roof of the house has also been recently renovated and comes with a ten year guarantee.

The property is enviably located within an extremely quiet residential road and is just a short walk away from the centre of Kingston with its array of shops, bars, cafes, restaurants and leisure facilities, including a cinema complex. Kingston station is also within a short walk for excellent rail services into Central London and to the surrounding area.

Additionally, Richmond Park, Bushy Park and Home Park are all nearby, as well as the banks of the River Thames, providing a variety of lovely bars and restaurants along the riverfront. The area is also well served by excellent schools.

Some Words from the owner:

What do you love most about your home/property.
The area is so quiet and with a south facing garden the sun perfectly wraps around the south and westerly facing roof windows in the kitchen throughout the day.

Why are you selling?
We love this house, but owing to family needs in the north we are moving from what would have been our forever home.

What do you love about the area?
Lovely walks in Richmond Park and by the River are merely minutes away and there is such a lovely community feel in the area. The neighbours have all been kind, considerate and approachable during our time on Gibbon Road.

Broadband availability and predicted speed: obtained from Ofcom on January 26, 2024

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 26, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 27, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
