This superb top floor apartment of 812ft2 is absolutely made for a modern city lifestyle and has two double bedrooms, two bathrooms (one en-suite) and a stylish and spacious open-plan living space that leads directly to a large south-east facing balcony.
When Bellway Homes completed the development, known as The Exchange, in 2015, they brought a far superior level of specification and design to Leytonstone with larger room sizes and slick contemporary detailing that was a marked upgrade in lifestyle. The apartments here are still at the top of the tree in the neighbourhood.
Every fixture and fitting has a premium feel and includes a fully fitted modern kitchen that sits tidily at one end the main living space and includes plenty of units, prep surface, a full-height retractable larder cupboard, and a collection of integrated appliances including AEG halogen hob, concealed extractor hood and fan-assisted oven and a Zanussi tall fridge/freezer.
The bathrooms with luxury hotel styling include large format wall tiles, huge wall mirrors and ultra-modern fittings including thermostatically controlled showers, sleek glass screens, contemporary white suites and brushed steel accessories.
With its sleek glass balustrade and timber decking, the balcony comfortably takes a table, chairs and plenty of friends for a proper al fresco addition to the space inside, effectively adding an extra room in the summer months. Even the hallway is worth talking about, wide enough for a bench (no more balancing on one leg while trying to put your shoes on) and with a large built-in cupboard with space for a washing machine.
The specification includes smart wood-strip flooring in oak to the main living areas, modern recessed downlighting throughout, built-in mirror-fronted wardrobes to the primary bedroom, gas fired central heating, aluminium powder-coated double-glazed windows and a video entry system.
A NOTE FROM THE OWNERS
‘We’ve loved our time here. The flat is bright, spacious and airy, and it’s flooded with sunlight through the balcony in the mornings. During the winter, it is warm and cosy, meaning we’ve hardly had to put the heating on at all so energy bills are low. The location is great, close to all amenities and some great restaurants (we love Bocca Bocca!), with the local tube stations only a short walk away. The community spirit is vibrant and friendly and you are spoilt for choice with local stores of fresh produce. Stratford is also walking distance away, which has allowed us convenient access to gyms, Westfield shopping centre, and the Olympic park for some lovely long walks.’
IN THE NEIGHBOURHOOD
Hainault Road is ideally suited for either a wander into the bustle of High Road Leytonstone or down to lovely Leyton Village on Francis Road.
Between the two, you'll find plenty of local favourites to explore, including popular watering holes such as the Heathcote & Star pub and Fillybrook craft beer hall; authentic Thai cooking at The North Star; locally-brewed coffee at Perky Blenders; remarkable wines at Yardarm; and excellent pastries at both Wild Goose Bakery and Albert & Francis. Or try Italian restaurant, Mora; Michael's fish & chip shop just down the road; and Masala India.
Nearby, the edge of Epping Forest beckons, part of over 2400 hectares of green open space and woodland easily accessible and to be enjoyed by foot, cycle, car and public transport.
Within walking distance, Walthamstow Village is around 30 minutes away. In the other direction you’ll find Henry Reynold Gardens and Wanstead Park - a wild oasis for seasonal adventures in a busy city. Also, nearby there’s the Olympic Park and its wonderful swimming pool. Hackney Marshes, Lea Valley horse riding and ice skating are all within easy reach via quiet cycle routes.
Leytonstone tube is an 18-minute walk, from where the Central Line whizzes into the City and West End, with a quick change at Stratford to the Jubilee line for Canary Wharf, the South Bank and Westminster. The station sits on the merging point of the Central line loop, which means there's always lots of trains, and you'll be the first to hop on during the morning rush hour. Leyton Midland Road Overground, which will take you to Kings Cross and St Pancras in 25 minutes, is less than 5 minutes by foot.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
