Description:

Nestled in the heart of the conservation village of Market Overton is Stocks Cottage, it is believed to be so named after the green where the historical landmark of the Grade II listed remnants of the village stocks reside. A stunning, stone cottage under a reed and straw thatch, Stocks Cottage has been beautifully and meticulously renovated, brimming with characterful features throughout, a quintessential depiction of cottage lifestyle blended with modern luxuries.

From ringing the feature doorbell and stepping over the threshold one is instantly met with quality and comfort. The reclaimed, French oak floorboards draw you into the dual-aspect sitting room with a door onto the dining terrace. Feature beams and a beautiful inglenook fireplace, with open fire, add to the charm of the room.

Off the sitting room are steps through original doors into a utility room with washing machine, fridge and freezer, with access onto the dining terrace, ideal for entertaining. Adjacent to which is a useful ground-floor shower room.

To the north wing is the rear staircase to the first floor and a study with original, built-in corner cupboard, cupboard under the stairs and views over the stocks green.

Moving through the cottage to the dual-aspect kitchen, there is both a pantry cupboard and French doors onto the terrace to the right-hand side. The beautiful, modern kitchen was hand-made by a local craftsman in the village, incorporating innovative storage designs to use the space to its best ability, such as the retractable butcher’s block recessed in the chimney breast alcoves. The island houses a double-draw dishwasher as well as a double draw under-counter fridge. The AGA has an electric oven and a gas hob and the sociable space is enhanced by the window seat overlooking the green.

Next to the kitchen is the dual-aspect dining room, which has seated up to 14 people in the past, one of the charming aspects of the room is the wattle and daub feature illustrating the depth of care and eye for detail the renovation went to.

A door leads into the large, single garage extension that took place in 2014 and was built to living standards for future potential conversion. A side door leads from the off-road parking into the garage with another door leading to the garden.

The rebuilt, wooden staircase rises from the kitchen to the first floor with pitched pine flooring extending throughout.

To the right is the beautiful, dual-aspect, principal bedroom with a feature fireplace and stone surround. Character doors, originally from the infamous Burghley House, open into an impressive ensuite bathroom-cum-dressing room. Part of the extension, the vaulted roof displays beam and iron work and a feature, arrow slit window. Infront of a mirrored wall with dual sinks is a free-standing bath and tap to the rear of the pony wall, on one side is a WC and bidet and the other a large walk-in shower. Either side of the entrance are built-in wardrobes and the wallpaper and blinds are one-of-a-kind, designed by the founding editor of World of Interiors.

Returning to the landing, passing a large linen cupboard, is a double bedroom with views over the green. The Jack and Jill bathroom, with a large feature sink, enjoys views over the garden and the transom window above the door allows for increased natural light into the following double bedroom. Dual-aspect with an array of built-in cabinetry into the eaves this double bedroom has a window seat overlooking the garden.

The north landing, accessed from the rear staircase, leads to the final bedroom. Deceptive at first glance, on opening the built-in cupboards, adult-size bunk beds are revealed.

Outside:

The landscaped, fully-enclosed garden comprises a York stone terrace rising to a raised lawn. Opposite the kitchen-breakfast room is the herb garden interplanted by architectural box balls.

The lawn stretches up to the renovated outbuilding, comprising studio and WC, and a gravel sun seating area enjoying dappled shade from the silver birch, beyond which is the larger lawn flanked by beds brimming with season planting schemes.

The vegetable garden to the rear has both a greenhouse and garden shed and the garden has an array of fruit trees from apple and medlar to pear and cherry.

Also accessed from the sitting room and utility is the raised gravel dining terrace.
