i). The location of the house at Clyst Farm is less than half a mile from the motorway as the crow flies and the railway line to Exeter lies on the southern boundary of the property. So both are visible and audible from the house and garden but less so inside, due to the good double glazing.
ii) Seddons are aware that the house has a Building Regulation Control Completion Certificate, dated May 2018, but at that time our client did not register the build under a new property warranty scheme as he built it for his own, long-term occupation, so did not feel it was necessary. His circumstances have since changed, so he has agreed that should any buyer require the house to be registered with a warranty, perhaps for mortgage borrowing purposes, he would be pleased to consider this and achieve a retrospective warranty, if appropriate.
