With approximately 14 acres, including pasture, a small wood and a conifer plantation, a range of stables and a small barn - a detached, three bedroom property built in 2016 in a classic style.

Clyst Farm is a fine smallholding, ideal for anyone looking to enjoy very comfortable country living, within easy reach of the amenities of the popular Exe Valley village of Silverton and the Duchy of Cornwall town of Bradninch.

The house was built in 2016 by our client for his own occupation and has been constructed in an attractive style, similar to other local rural and village properties, so it looks like its been there for years and sits very nicely within the landscape. With its recent construction, compliant with building regulations, it is very well insulated and with its double glazing, a wood fuelled Esse stove and cooker in the kitchen and a multifuel or wood burner in the sitting room it keeps very warm and cosy, despite having no central heating.

The rooms are all well-proportioned, with the kitchen a focal point and a lovely room in which to sit around the table and chat with a cup of tea or gin and tonic. With a Belfast sink and the Esse stove, the remaining furniture is all freestanding and may be purchased under separate negotiation. Tiled flooring leads through to the utility room, pantry and very useful downstairs shower room, fitted with a white suite, including a large shower cubicle, WC and washbasin. The sitting room has a magnificent fireplace with an oak mantle surround and housing a large multifuel or wood burner.

Upstairs, there are three generous bedrooms, all with good views, with the principal bedroom particularly spacious. The main bathroom is well fitted with dado panelling and a white suite.

The house is approached via the gravel drive and parking area and has lawn garden to the front and side with park fencing, covered in pretty climbing roses.

To one side, there is a good range of outbuildings, including a barn/garage, three stables, a tack room and workshop. From the yard, gates lead to the three fields, fenced and laid to pasture of approximately 13acres. The lower area of land has a wood of approximately 1.16 acres and a strip of conifer plantation towards the boundary and railway line, about 0.33 acres.

Services: Mains electricity and water. Private, septic tank drainage.
Tenure: Freehold.
Council Tax: Band D
Local Authority: Mid Devon District Council.

Clyst Farm lies between Bradninch and Silverton, both of which have a good range of local services, including primary schools, convenience stores, post offices, pubs, churches, doctor's surgeries, and regular bus services to Cullompton and Exeter.

There is quick access to Exeter, via the B3181 main road through Broadclyst or from Cullompton, Junction 28 of the M5 leads south to Exeter and all points north, including Junction 27, with the nearby Tiverton Parkway Station at Sampford Peverell with regular intercity services (Paddington 2 hours).

Bradninch - 1.3 miles
Silverton - 3.4 miles
Exeter centre - c. 9 miles
Cullompton/Junction 28 M5 - c. 5 miles
Tiverton Parkway Station - c. 10.5 miles
Taunton - c. 24 miles

Agent's notes:
i). The location of the house at Clyst Farm is less than half a mile from the motorway as the crow flies and the railway line to Exeter lies on the southern boundary of the property. So both are visible and audible from the house and garden but less so inside, due to the good double glazing.

ii) Seddons are aware that the house has a Building Regulation Control Completion Certificate, dated May 2018, but at that time our client did not register the build under a new property warranty scheme as he built it for his own, long-term occupation, so did not feel it was necessary. His circumstances have since changed, so he has agreed that should any buyer require the house to be registered with a warranty, perhaps for mortgage borrowing purposes, he would be pleased to consider this and achieve a retrospective warranty, if appropriate.

Please see the floor plan for the dimensions. The internal photos were taken with a wide-angle lens to show more of the rooms.

Broadband availability and predicted speed: obtained from Ofcom on May 10, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 10, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 29, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
