A delightful Dumfriesshire farmhouse and converted steading in magnificent countryside with exceptional views

Description

Holehouse is a charming and secluded, period farmhouse located in an elevated position amidst breathtaking countryside. The house links to the converted traditional outbuildings via a large recently refurbished conservatory (which has a 10 year guarantee), together forming a 'U' shape around a central courtyard. The conservatory links to a converted barn which has a wood burning stove and is used as an entertaining space including musical recitals, evening talks and dancing. The barn thereafter links to the bothy which acts as a separate self-contained guest wing with French windows which open to the garden. The bothy links with the home office, which also has a separate entrance from the courtyard. The property sits centrally within grounds of about 6 acres including gardens, pond, woodland and a small paddock.

The accommodation is accessed from the central courtyard via a large solid wood door which leads to a vestibule and cloakroom and onward to the dining room which sits centrally within the house and around which the main accommodation is arranged and accessed. From the dining room you can access the conservatory (and onward to the party barn and bothy), the farmhouse kitchen (featuring a scarlet AGA and walk in larder/pantry), a utility room/WC, and the front hall from which the lounge (with fireplace) and stairs are accessible. On the first floor there are 3 bedrooms (2 of which share an en-suite bathroom, and a study with WC.

Set apart from the house but within the grounds is the annexe with two further bedrooms and a bathroom.

To the rear of the traditional buildings are two Dutch barns used for storage and additional hard standing for extra parking.

The gardens are a peaceful haven with spectacular views of the rolling Dumfriesshire countryside and have been designed with care and attention to include an expanse of lawn, wildflowers, a labyrinth, specimen trees, an orchard and vegetable garden. In one corner there is a pond (fed by a rumbling burn) which flows onwards into a wooded gulley known as Caird’s Cleuch. Adjoining the southern boundary of the garden is a grazing paddock. This is currently used by a neighbouring farmer on an annual arrangement. The southern boundary is not fenced for ease of harvesting silage.

Holehouse Cottage - At the entrance driveway to Holehouse sits a small cottage, Holehouse Cottage, which is owned by the vendors and is available to purchase with the main house if desired. The property extends to a kitchen/breakfast room, living room (with fireplace), 2 bedrooms and a bathroom. A home report is available which values the property at £160,000.

Location

Holehouse offers a beautiful secluded position with magnificent open aspects over rolling countryside in the heart of rural Dumfriesshire. The Estate is the perfect location for outdoor enthusiasts with a variety of activities to enjoy.
