Magnificent ground floor apartment, within an historic castle.

Description

Finavon Castle is a Category C Listed baronial mansion house dating from 1865, built for the
Greenhill-Gardyne’s, and which remained in the same family until the early 1980s. The ruins of an earlier castle are close by. In 1984 the building was converted into eight apartments. The Earl of Crawford Suite is on the ground floor of the main part of the castle and has lovely views over farmland to Finavon Hill. It is one of only two apartments to have access through the original front door, and to have two garages. Since 2016 it is been very tastefully decorated throughout, together with new carpets, and wooden flooring in the hallway. The kitchen, bathrooms and shower room were also refurbished. The apartment comprises some of the original reception rooms, has high ceilings and large windows. As such it is a magnificent and very well presented apartment, with cornices, pictures rails, window shutters and panelled doors. The roof of the castle, in conjunction with neighbouring properties, has recently been thoroughly renovated.

A private block paved drive, shared with Apartment 1, leads to the front of the castle. A grand entrance with its coat of arms and front door, opens to an entrance hall with an understair cupboard, tiled floor and inner door to a hallway with ornate ceiling and storage cupboard. The magnificent sitting room has a large bay window with a French door to the garden, ornate ceiling, and marble fireplace with wood burning stove. Panelled pocket doors, ideal for entertaining, link to the fine dining room, again with an ornate ceiling. This links to the kitchen with wooden units and tiled floor. Appliances include a Rangemaster 110 Leisure cooker, sink and a Zanussi fridge/freezer. A useful WC has a washbasin and a walk in cupboard housing a Beko washing machine and wall mounted Worcester boiler. Bedroom 1 has a fitted bookcase and an en suite bathroom room. Bedroom 2 has an en suite shower room, while the principal bedroom has an ornate ceiling, fireplace with wood burning stove, fitted wardrobes and bedside tables, as well as an en suite bathroom.

There are two private gardens, one at the front with paved and gravelled seating areas, lawns and borders, and an enclosed back garden with fruit trees. Within a garage block, shared with Apartment 1, are two garages with up and over doors and power. A rhododendron-lined path leads to the shared walled garden which is divided into eight private spaces. The garden area for the Earl of Crawford Suite is down to grass. The communal grounds include many fine specimen trees and lovely walks.

Location

Finavon Castle is very conveniently located and sits in its own grounds of approximately six acres including lawns, woodland and a walled garden. It is surrounded by beautiful Angus countryside but has excellent access to the A90. Primary schooling is available at Tannadice, Brechin or Forfar, with secondary schooling in Kirriemuir or Forfar. Private schooling is available at Lathallan, with a bus pick up at Finavon, and Dundee High School, with a bus from Forfar.

There are many sports and amenities nearby including fishing on the rivers North and South Esk, loch fishing at Rescobie and hiking in the Angus glens. There are numerous local golf courses, including Edzell, and good beaches at St Cyrus and Lunan Bay. Finavon Hill is steeped in Pictish history, and there are lovely walks along the River South Esk.

Forfar and Brechin offer supermarkets and other amenities, including leisure centres. There is a shop at Peggy Scott’s on the A90 at Finavon, as well as a hotel. The A90 provides easy access south to Dundee, with its cultural facilities, and north to Aberdeen, both with airports. There are railway stations at Montrose and Arbroath.

Square Footage: 3,086 sq ft

Directions

If coming from the north on the A90 approximately 6 miles south of Brechin and after crossing over the River South Esk, take the turning on the left signposted Bogardo, Finavon Hill and Milton of Finavon. At the right hand corner continue straight on to the tarred driveway. Keep straight on at the fork, signposted Apartments 1 and 2.

If coming from the south on the A90 some 5 miles north of Forfar, turn right signposted Bogardo, Finavon Hill and Milton of Finavon and proceed as above.
