Property description & features

"We are really going to miss our cosy home on Devon Road. The neighbours are amazing, we regularly chat outside, swap seeds, host play dates, pet sit, borrow eggs and keep each other updated on our WhatsApp group. Everyone is very family friendly and inclusive and we will definitely be returning for visits. We are very lucky to have an extra large garden for the neighbourhood with established planting, including a smoke tree, forsythia, roses, amelenchiars, fatsia, cherry trees, and have added a wooden deck and pergola with evergreen clematis armandii giving necessary shade in summer, its a sun trap! The views from the loft room are incredible! We watch the trains running from temple meads, hot air balloons fly overhead in the summer and all the fireworks displays across the city on bonfire night all from the comfort of our sofa."

Bursting with colour and warmth, a period home on the borders of Easton/Greenbank, displaying an open plan kitchen/dining area and loft room with incredible views across Bristol. The attention to detail within the interior is inspiring to see, with much of the homes Victorian character having been retained. Entrance is into a traditional hallway, with wooden floorboards running through to the dining area. The initial reception room is on your right, vibrantly decorated and featuring a bay window and fireplace. The dining room is mirrored in style to the living room, utilizing bold colours to create an inviting atmosphere. At back of the property is the spacious kitchen, displaying an abundance of worktop space and storage. From the kitchen, you directly access the enclosed rear garden, benefitting from a large lawn, sunny west facing position and decking area. Progressing to the first floor are two equally sized double bedrooms and a three piece bathroom suite, with eye catching tiling. The second and final floor is the unregulated loft room, used for a play area and storage, which offers great potential to be converted into an official bedroom or reception room.

Devon Road is a pretty Victorian terraced street offering a particularly tranquil spot within this vibrant residential area of the city. Easton is renowned for its distinctive character and community spirit, and boasts a host of local amenities, attractions and community events that draw many visitors from outside the area. The area is also well connected to the city centre and beyond by bike, road and train. The M32 and the A431 to Bath are both easily accessible. The area is also home to a number of Bristol's finest independent shops and eateries, hugely popular with locals and visitors alike. Situated along St Marks Road are Bristol Sweet Mart, No 12 Café, Thali Café, and East Bristol Bakery. Also close by are The Greenbank pub, Este Kitchen and Matter Wholefoods. This house is a five minute walk away from Whitehall Primary School that is consistently rated 'outstanding' by Ofsted, while May Park Primary and Bannerman Road Community Academy are similarly well regarded local options. Also close by are Easton Leisure Centre, Easton Cowboys and Cowgirls Sports Club and the Bristol Hawks Gymnastics Club. The area offers a surprising wealth of green spaces including the Bristol to Bath Cycle Path, the parks at Eastville and St George, and riverside walks along the nearby Frome Valley. This is an area extremely popular for its independent shops, cafes and community events. There are several parks and Green Spaces whilst just minutes from the house is the locally cherished Bristol to Bath Cycle Path, ideal for commuting quickly into the city centre or just for weekend strolls, Sunday long runs or bike rides.
