An exceptionally well presented 2 bed character cottage in a hugely sought after village.

Situation - Stoke Gabriel is a popular and sought-after village which lies in an Area of Outstanding Natural Beauty at the head of a creek on the River Dart about four miles south-east of Totnes. The older part of the village is in a conservation area near the River and Mill Pool and much of the area is a Coastal Preservation Area. The village has good facilities including a church, primary school, pre-school [2 to 5 yrs], village hall, post office, general stores and two public houses.

Buyers see Stoke Gabriel as a lifestyle choice both because of the amenities that it offers and its thriving strong family social life and community spirit, with boating, canoeing and river trips on the River Dart on your doorstep. The village boating association also provides RYA sailing training for children and a year round calendar of boating events.

Description - This terraced two bedroom cottage is presented in very good condition and has previously been used as a productive holiday cottage. The property has recently been improved, with the roof being replaced with a slate tile roof and is presented in good condition. Whilst there is no designated parking with this property, however parking is often found in The Barnhay or in the nearby roads. According to the owner, It is thought that this row of cottages dates back some 500 years and were originally occupied by the craftsmen who built the local church.

Accommodation - A path from The Barnhay provides access to the property. Under a storm porch, a timber stable door provides access to the cottage. The initial entrance area is tiled, which leads through to the insulated floor where there is a laminate wood effect floor fitted.

This room has a stone-faced fireplace with a fully lined wood burning stove, exposed ceiling timbers and a bespoke kitchen with space and plumbing for a washing machine, an inset Belfast sink in the oak worktops, a bespoke handmade kitchen incorporating a Bosch fan-assisted oven, integrated full size AEG dishwasher with a Cooke & Lewis 4-ring hob with an extractor fan over. The room is amply sized for a sofa and a dining table, with pleasant views over the courtyard garden behind.

The turning stairs rise to the first floor landing. Underneath are the fuse boards and space for a refrigerator. There are two bedrooms upstairs, the smaller room currently utilised as a dressing room with a lockable storage cupboard. If the storage cupboard was removed the room would easily make a second bedroom. The recently replaced (2 years ago) Worcester Bosch combi-boiler is located in the airing cupboard. The main double bedroom has an attractive view over the courtyard garden below and across to the church and out to the Mill Pool, with a view of the water. The family bathroom has a full sized enamel bath with a mixer shower directly off the boiler above, with good pressure.

Outside - Opposite the shared path in front of the front door, is a very attractive gravelled courtyard area of garden with a low stone wall surrounding on two sides. There are climbing roses in the beds along one of the walls. There are outside electric sockets and outside lighting.

Services - Mains gas-fired central heating via the Worcester Bosch combi-boiler. Mains water, electricity and drainage. Internet via Sky. The Sky dish is on the rear of the chimney.

Local Authority - South Hams District Council, Follaton House, Plymouth Road, Totnes, Devon, TQ9 5NE. [use Contact Agent Button]. E-mail: [use Contact Agent Button]

Directions - From Totnes take the A385 Paignton/Torbay road. After approximately 1 mile take the right hand turning by the garage, signposted Stoke Gabriel. Follow this road down through the village of Aish and then take the right turn at Lembury Cross into Aish Road. At the end of Aish Road and opposite Long Rydon, turn right, signposted village centre. Continue on this road past Maddicks Orchard and you are now on New Road which becomes School Hill. Follow the road along and pass the school on your left. Take the right hand turning signposted to the river and turn immediately left into The Barnhay. 1 Rose Cottage is found at the end, where a path leads to the right hand side and down to the cottage. what3words///relishes.springing.trips
