Overview. Linden Grove offers the unique combination of a quiet tucked away position and the hustle and bustle of village life within a short walk. Once inside the property, you’ll find the sitting room at the rear which provides access and looks out over the rear garden. We are big fans of the wood block floor in this room, which also flows into the hallway. The internal access into the garage is really useful; ideal for storage, but also for those that may want to convert into additional living accommodation, subject to approval being granted. The kitchen overlooks the front and the ground floor space is completed by a cloakroom.

There is a bright and airy feel to the ground floor which continues upstairs. The combination of the wood style floor and the French doors which lead you to a pretty balcony lets plenty of light in. All of the bedrooms are a good size and have built in wardrobe space, with bedroom one also benefitting from a raised platform with a freestanding rolled top bath, whilst the shower room provides a modern and slick finish.

The rear garden enjoys plenty of daylight sun, with the added benefit of a pathway which takes you to the end of Linden Grove. In front of the garage there is off road parking for one car, with the potential to create a further space for parking to the side, as others in the road have done.

The property tenure is freehold and the council tax band is E.

Location. Stroll out of Linden Grove and turn left and you are on The Common within a few moments, which is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. The tennis courts which are available all year round are also hugely popular, whilst across the road you’ll find the bowls club. And on a Thursday evening at the top of the common, you can't beat the Pizza van! From The Common you’ll be able to see the bustling High Street which is the centre point of a thriving community with a wide range of independent shops to choose from. There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. Our favourite pub is The Stand Up and their gin menu is pretty impressive. For an evening meal, you can't go wrong at the Limes Restaurant or Tamasha. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee, as is The Black Duck. At Truffles you can grab a doughnut or a cake. For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance, as is Oathall Community College. Importantly for commuters, the combination of a quiet village life and retaining good access to Haywards Heath station works perfectly. Published train times to London Bridge and Victoria are from approximately 44 minutes, whilst Brighton is around 20 minutes. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
