Description

Delves Farm Cottage is a traditional stone built property, with an abundance of history dating back approximately 250 years and seamlessly integrates the original barn and the cottage within its layout.

The current owners have completed a reconfiguration of the accommodation along with an extensive and sympathetic programme of renovation. The property is nestled within the idyllic surroundings of the North York Moors National Park, offering extensive rural views from both the house and the meticulously landscaped garden.

Step through the new oak front door into the spacious sitting room adorned with a double sided brick fireplace surrounding a wood burner, ascending steps lead up to the dining room and to the bespoke oak staircase with galleried landing.
The oak fitted kitchen incorporates a Belfast sink, granite worktops with travertine flooring and high quality appliances including a Smeg double oven with Rangemaster extractor hood. A convenient shower room completes the ground floor layout.

Upstairs, a principal bedroom with en suite has been created, with a free standing bath and separate shower, with Velux windows bringing an abundance of light into the room and exposed beams. On the other side of the bespoke galleried landing are two further sizeable rooms with fitted cupboards and exposed beams.

Externally, the works continue with a delightful gravelled area providing plenty of space for outdoor dining and a stone outbuilding ideal for everyday storage. Steps lead up to the landscaped garden offering a wide selection of trees, shrubs, flower and plants, creating an abundance of colour and scent. Mature hedging and drystone walls define the boundaries. A larch clad garden room with light and power connections, provides an ideal space for entertaining, while seating areas have been created to the front. To the west side of the house, a gravelled area provides convenient parking.

The cottage is conveniently located for access to various countryside walks, woodland areas, and a portion of the Coast to Coast trail.

Additionally, the owners have a rental agreement for a piece of land adjacent to the garden from Mulgrave Estate, along with three stone outbuildings opposite the cottage.
