Upon grounds of approximately 1.5 acres, these two former agricultural sheds, set to the northeast of The Gowk (formerly known as The Gowk Inn), previously had planning consent (and approved Building Warrant drawings) to convert into four short-term holiday homes. Our clients, who own The Gowk, have also received an intimation, through their planning consultant, via a Loch Lomond & The Trossachs Development Management Planner (August 2023) that they may also consider an application for affordable residential housing, albeit perhaps of lower density to three residential units within the footprint. There is water and electricity to the buildings. Drainage would be a private system. There is no mains gas so heating would most likely be ground/air source, or electric.
Please note that the boundary detail of the original 2013 Application Reference: 2013/0323/DET will be changed slightly. Our clients have outlined a rough boundary line, detailing broadly the extent of “the site” which is shown in the image forming part of this digital brochure (the vendors solicitors will have a definitive title plan produced during the conveyancing process).
There was an alteration to the layout in a 2021 application that applied for change of use for one of the short-term letting units (Unit 1) to business use for an office. This is under a separate application (Reference: 2021/0455/DET), granted in March 2022. The Building Warrant drawings, provided by West Dunbartonshire Council (granted December 2022) are under Reference: BW/22/146, some images of which are provided within this digital brochure.
The site is located some one mile southwest of Gartocharn village and just off the A811, Old Miiitary Road, between Drymen and Balloch. It has lovely rural views including the near horizons of Conic Hill and further towards Ben Lomond. The shores of Loch Lomond lie about one mile to the north. Being within the National Park it is expected that occupancy rates should be high. Clients should, nonetheless, make their own enquiries in this regard.
