Description

Bay House sits in what is arguably one of the most sought-after waterfront locations in the UK. Surrounded by the stunning scenery of South Devon’s Area of Outstanding Natural Beauty, and set in the region of three acres of its own beautifully landscaped grounds, the detached family home in East Portlemouth promises its buyer incredible views and a location within touching distance of the beach.

Bay House was built in the 1930s, its design focused around large windows that create almost panoramic views over the golden sands of Mill Bay and out to sea. A winding driveway leads through the gardens to the property, which sits in the centre of its land in a commanding yet private position. The breathtaking views and truly special location of the property, just a stone’s throw from the beach below, make an immediate impression.

Inside, the practical layout of Bay House lends itself perfectly for use as a family home or holiday home and is ideal for entertaining. All reception rooms are light and spacious, each having its own access to the sun terraces. Of particular note is the games room and snug, a large space which links through to the kitchen and which could create a wonderful open-plan living area (subject to the necessary permissions.) On the first and second floor are six good-sized bedrooms with ample bathroom and en-suite facilities.

Nestled into an Area of Outstanding Natural Beauty, Bay House is surrounded by stunning scenery. The gardens, extending to approximately three acres, have been landscaped to ensure minimal maintenance with maximum enjoyment. The South west facing dining terrace is a wonderful outside area to enjoy the stunning beach and sea views.

Hidden from view is a sheltered area currently used for growing vegetables with raised beds etc. Overall the gardens provide a wonderful setting to complement the design of the house. The large attached garage is a useful area to store vehicles and or boat storage with the benefit of a shower room for cleaning one’s sandy toes. Plenty of additional storage space for wetsuits and paddleboards.

Bay House occupies a magnificent position in the incredibly desirable and beautiful estuary village of East Portlemouth, at the heart of the much sought-after South Hams region of South Devon.

With its naturally mild climate, East Portlemouth, the Salcombe Estuary and the surrounding South Hams coastline is the perfect setting for this family home. East Portlemouth itself has a loyal following for those seeking proximity to sandy beaches, all day and evening sunshine, and effortless access to dramatic and idyllic coastlines. The region is known for having a particularly kind climate and its scenery is a patchwork of lush, unspoilt countryside, hidden coombes and golden sands.

Location

East Portlemouth is a small coastal village offering a tranquil and rural setting across the water from Salcombe. Situated on the east bank of the Kingsbridge and Salcombe Estuary, this popular and pretty village is home to a long sandy beach with hidden coves and rock pools and backed by woodland and coastal paths. Village Farm offers a wonderful farm cafe and the nearby Port Waterhouse, which offers hassle-free boating - moorings, parking and storage and a paddle board school, is close by which also has a bar which is open during the main summer season. A school bus service runs from East Portlemouth to Kingsbridge and there are also excellent pubs in the neighbouring villages of East Prawle and South Pool.

The stunning waterside town of Salcombe is East Portlemouth’s closest neighbour and is accessible via a short passenger ferry ride available 365 days a year. Salcombe is renowned for its sailing and boating facilities and is located beside one of the loveliest estuaries in the South West, with miles of sheltered water and fine sandy beaches and offers an abundance of independent shops and galleries, cafes, restaurants and pubs.

The larger market town of Kingsbridge is about 9 miles away and the waterfront town of Dartmouth is about 16 miles distant. Both offer primary and secondary schooling as well as a wide range of amenities. Communications are excellent with access to the M5 motorway at Exeter, via the A38 Devon Expressway being about 19 miles.

Square Footage: 3,601 sq ft
