Property description & features

  • Tenure: Freehold
  • Beautiful woodland and open meadow

White Friars Meadow is a rare mix of both woodland and open meadow set within the larger Barham Woods. For those considering owning a woodland or planting land this would be an excellent starting point.

The woodland itself at just under an acre, is a very manageable size. The wood is well spaced with good open areas making it ideal for group camping and woodland activities. Mature oak and beech but also some chestnut and hornbeam coppice are present.

The grassland meadow is bordered by mature woodland to the south with open views to the west. The meadow is extremely peaceful and surrounded by excellent local walks. There is an abundance of wildlife in the area and deer are often seen throughout the wider wood.

The picturesque village of Coddenham with a small community shop is within walking distance. With easy access to the A14, Ipswich and the coast are just a short drive away.

Ward is Claydon and Barham and the county council is Suffolk

Boundaries: To the south the meadow borders neighbouring woodland, the northern and western boundary follows the main access track. To the east the woodland faces out to open fields. The boundaries are open on all sides and marked with pink stakes within the woodland

Access: There is excellent vehicle access all year around via the hard track, marked in blue on the map, that leads up from the locked gate at the main entrance. Parking is also possible in the meadow and woodland itself.

Viewing: You are welcome to visit this wood by yourself, but please download the details showing the location of the woodland and ensure that you have a copy of these sales details with you. Many of our woodlands do not have mobile phone reception or internet access so we recommend either printing the details or downloading them to your phone or tablet. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
