REFERENCING

An application form must be completed by all prospective tenants & a form of identification (a Driving Licence or Passport) together with proof of current address must be produced by the prospective tenant. In some cases a Guarantor may be required & if this is necessary they will also have to complete an application form. The referencing company we use will need to do a statutory immigration check under the Right to Rent legislation. If there is any possibility of adverse credit being found please discuss this with us prior to you making the application as it will fail & be declined by the referencing company where undisclosed adverse credit is subsequently found. This will result in the holding deposit being retained by the letting agents.

SECURITY DEPOSITS

The security deposit is equivalent to five weeks rent (unless otherwise stated). This will be lodged with The Deposit Protection Service. It is returnable in full at the end of the term subject to a satisfactory inspection of the property. Deductions will be made for damage to the property or the contents & also if the property is not left clean & tidy then cleaners will be employed & the cost deducted from the deposit. No interest will be paid to the tenant on this deposit.

RENT

All rents are per calendar month exclusive unless otherwise stated.

We require one calendar months rent in advance – payments are then made by standing order.

RESERVATION

On completion of the application form(s) the property will be reserved following agreement with the landlord. The agreement should then be signed within 15 working days of us having notified you that your references are acceptable. After this period the landlord reserves the right to re-offer the property to other prospective tenants.

PAYMENTS

All monies are to be paid on the signing of the agreement prior to occupation. They should be paid by Bank Transfer, Cheque (if payment is made by Cheque this must be paid at least 7 days before the date of occupation to give the Cheque time to clear) or Cash.

PERMITTED PAYMENTS

The information given below is provided to ensure you are fully informed of any fees and costs involved in renting a property through Hansons Lettings Limited.

Holding Deposit (per tenancy)

One weeks rent – this is to reserve a property. Please Note – this will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, fail to sign their tenancy agreement (and/Deed of Guarantee) within 15 calendar days (or other deadline for agreement as mutually agreed in writing). The holding deposit will be offset against the initial Rent & Deposit with the agreement of the Payee.

Security Deposit (per tenancy – rent under £50,000 per annum) – one calendar months rent – this covers damages or defaults on the part of the tenant during the tenancy period.

Unpaid Rent

Interest at 3% above the Bank of England base rate from rent due date until paid in order to pursue non-payment of rent. Please Note – This will not be applied until the rent is more than 14 days in arrears.

Lost key(s) or other security device(s).

Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed the actual cost of a locksmith, new lock & replacement keys for the tenant, landlord & any other person requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15.00 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of contract (tenants request) - £50.00 (inc VAT) per agreed variation – to cover costs associated with taking landlord’s instructions as well as the preparation & execution of the new legal documents.

Early Termination (tenants request) – If the tenant(s) wish to leave their contract early they will be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the property.
