  • Beautiful Grade II Listed Cottage
  • Centre of Village
  • 4 Double Bedrooms
  • 3 Reception Rooms
  • 4 Further Attic Rooms
  • Vaulted Studio Room
  • Separate Walled Garden
Located centrally in the popular village of Harberton being close to both the Church and the Church House Inn, this Grade II listed property provides spacious accommodation over 3 floors and is full of charm and character with many original features.

There are two main doors into the property, either you can enter at the side via a timber framed glass porch directly into the sitting room, or possibly more conveniently off the main street into a small hallway which leads to a snug room. This has a practical tiled floor and window to the front and is a useful ante room. From here there is a step down to the stunning large sitting room which is dual aspect, has a wooden floor and lovely large inglenook fireplace with wood burner. Another step up leads to the downstairs WC with useful storage for coats and boots, off which is the study which has a small stained glass window through to the sitting room in the inglenook and skylight. The elegant dining room also has a fireplace with wood burner, tiled floor and window to the front and off this is a door to the kitchen.

The kitchen has a number of wall and base units with granite worktops and plenty of space for a large American style fridge freezer. There is an integrated Neff electric hob and Neff double ovens. A door leads into the large utility room/work space which houses the Worcester boiler, and has plenty of space for washing machine and dryer and there is a Belfast sink. Wooden steps provide access to the vaulted studio space above.

On the first floor there are four good sized light double bedrooms all with sash windows, and also a large family bathroom with separate walk-in shower.

The stairs to the second floor are accessed through Bedroom 1 and there are three large rooms together with a bathroom and utility room. This accommodation is extremely versatile and would make great home office space/ teenage annexe/ music or cinema room etc. Previously used as a separate annexe it could easily be incorporated into the main house.

Outside
To the side of the property is a walled south facing patio with views towards the church and countryside beyond. To the rear of the property is a shared courtyard with a pathway providing access to the separate enclosed rear garden which has several palm trees and other mature shrubs and plenty of potential.

Location
Vine House is located centrally in the well reputed village of Harberton known for its great community, and which has the church, the popular Church House Inn, a thriving village hall and the popular Cricket Club.

The vibrant town of Totnes is approx. 2 miles away and is a medieval market town surrounded by the beautiful rolling countryside of the South Hams. Located at the head of the River Dart this unique town has a worldwide reputation for its lively, diverse community and relaxed atmosphere. There are a plethora of restaurants, bars and pubs as well as privately owned shops.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services

Energy Performance data and Internal floor area: obtained on May 31, 2012 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
