An attractive period home built from local stone and believed to date back to 1850, it was once home to the Inchiquin family who owned the local estate and was renovated extensively by the previous owners between 2015 to 2021 to create an exceptional country home in a glorious position with well-planned accommodation with a great balance of period features and modern comforts. The current owners have invested in PV panels, air source heat pumps and a Tesla battery to ensure the property is efficient to run.

Hanway Lodge has excellent reception rooms with a large drawing room with a wood burning stove set into the stone fireplace, bay window and a bank of folding doors that open onto the large terrace to the rear of the house. There is also a dining room and a snug, both with fireplaces and at the heart of the house a superb kitchen / breakfast / family room. This has been fitted out with an excellent range of cupboards and drawers with integrated appliances as well as having a large central island / breakfast bar. It is a room that opens into the family space. There is a utility / pantry, and the rear hallway is tiled and has plenty of storage cupboards and WC / shower room off it. There is also access into the workshop, stores, and garage.

On the first floor there is a large principal bedroom suite that has a dressing room, wardrobes and en suite bathroom. There are three further bedrooms accessed off the landing and they share the shower room. If further bedrooms are required there is scope to convert the rooms over the garage and workshop that are currently used as storage space.

Hanway Barn
A superbly converted barn that was granted permission to be used as a holiday let, although the current owners have permission for it to be used as an annex for a relative to live in. There is great scope for this to be income producing as a holiday let. It has a sitting room, kitchen, WC and rear hall with a large bedroom and wet room on the first floor. Outside it has its own private terrace to the rear. As a holiday let it would appeal to those wishing to explore the wonderful countryside on the doorstep and explore the nearby market towns.

Garden and Grounds
The five-bar gate is electrically opened via intercom onto the sweeping driveway that leads up to the house where there is parking for a good number of cars. A garage and store adjoin the converted barn and there is also the garage that adjoins the house. There is an electric vehicle charging point fitted.

The gardens wrap around the house with stone walls, mature hedging and fences enclosing them. To the front of the house is a lawn with pathways leading to the side of the house through flower beds and borders. The large terrace looks up the valley and over the wild meadow bank.

Hanway Lodge is in the valley accessed via a no through lane with just a handful of properties and having close access onto Hanway Common and into Mortimers Forest giving access for many wonderful walks through a series of bridleways and footpaths.

Batchcott is a cluster of houses near to the village of Richards Castle, a poplar village with a public house, village hall and a thriving and active community on the Shropshire Herefordshire border. The market town of Ludlow is just a short drive away and is home to a wide range of facilities that caters for day to day needs with retail, cafes, pubs and restaurants as well as having a railway station on the Manchester to Cardiff line.

There are a number of good schools in the area, both private and state with Moor Park prep being just a two-minute drive from the house. The Cathedral city of Hereford is to the south and has a wider range of facilities.

Distances
Ludlow 2.9 miles. Hereford 22 miles. Birmingham International Airport and Railway station 55 miles. (Distances and time approximate).

    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
