Our agent Mikaela Says:
“This house is on a lovely quiet close, in a great area where you can easily walk to shops, pubs and other amenities and its also on a corner plot! Bonus! The thing that really stands out for me is the log burner in the living room. Its so cosy and such a charming feature. The kitchen diner is spacious and has a modern country kitchen feel about it. There is a space at the back of the garage that can be accessed from the kitchen, that has been converted into a really versatile room. Its big enough to be a utility, office, boot room, anything you need it to be! The porch and the downstairs toilet are useful additions. Upstairs, the bedrooms are a great size with plenty of furniture space and decorated in a really neutral way, as is the family bathroom. The garden is deceivingly large and barely overlooked. I think anyone would be really lucky to call this house, home.”
Our Sellers Thoughts:
“We've been in this house for 5 years and we fell in love with it from day one, we've turned it into a cosy, family home which will be lovely for the next people. We also have two dogs and with converting some of the garage it creates more space so they have their own room, which could be used as a utility in the future. With having the green opposite it's been lovely to watch the children play football or even just having a run round, the neighbour's are lovely and have our own what's app group to keep in touch for the next party get together! We are sad to leave but it's time for a new project and for our son to be in the right area for the school we would like him to go and to be closer to family.”
Area:
Hatton is a great family village and has something for the whole family. The local primary school is Heath Fields Primary School and the secondary school is in the neighbouring village of Etwall. Within the village there is a wide array of amenities with local convenience shops, takeaways, pubs and public transport links to Derby City Centre, Burton Town Centre and the local villages. For commuters, it is ideally situated being just a few minutes’ drive to the A50 and is close to the A38, and has the Hatton Train Station. There are playing fields within the village as well as being able to walk across the fields along the river Dove.

Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
