SELLERS INSIGHT We moved into Fordwater cottage in feb 2018. We moved from a large built up town, seeking a more rural lifestyle with ease of commuting to London still available. We were pleasantly surprised to find that commuting from Audley End station (a 25 min drive from house to station) resulted in a 55 min train journey to Docklands, London City and the westend. Also driving to Cambridge was only 35 mins and Chelmsford, Colchester only 45 mins. It meant we could live the life we thought was only a dream.

Our search was complete when we found this chocolate box idyl. We fell in love with the quaint, quirky, traditional cottage with its inglenook fireplaces, wonky walls, and pretty thatch. The previous owners extended the cottage in the 80's adding size and space to the sitting room. A further staircase at the opposite end of the cottage, a large kitchen and small utility. This doubled the size of the original cottage. Since we purchased we have increased and modernised the cottage further. Extension completed in Dec 2021, includes a large open plan kitchen/diner which is flooded with natural light and many picture frame windows bringing the outside landscapes inside whatever the season. To the back of the new kitchen extension we added a shower room with toilet and a spare bedroom for guests. However the large french door views ended up being so appealing we moved into this room enjoying waking up to see the sunrise! We have found the new kitchen a great entertaining space, where we can cook and be amongst our guests whilst they mill about, throwing the french doors wide open to the patio area when the British weather allows.

We've tried to choose a favourite room, but can't decide between the traditional and cosy sitting room. A particular favourite during the colder, darker months with the log burner roaring, lights dimmed and candles lit. Or is it now the new kitchen/diner extension which seamlessly ties the old with the new with the eye to details such as lighting, door fixtures and fittings e.t.c.

Apart from the beauty of the house we were extremely taken with the rural location and the land. Fortunately for us the previous owners purchased a further 4 acres from the neighbouring farmer. In total our land is approx 6 acres. It didn't take me long to extend our family in respect to animals. In the blink of an eye, our 3 dogs and 4 cats became 5 dogs, 2 cats, numerous chickens, a pig, and 2 goats. Russ put his foot down at horses which is a shame as previous owners built 3 stables and utilised the extra acreage they had purchased for grazing.

One of our favourite memories we'll take with us is my 40th birthday party. Due to the position of the cottage with no immediate neighbours we were able to throw a huge party with no fear of disturbing anyone with noise or volume of people. (Also a benefit with noisy animals and 2 teenagers!) The grounds were large enough to host a huge marquee with plenty of parking and for guests to bring tents and caravans for those who wanted to stay over. It was like the Wixoe festival!

We have enjoyed adding our mark on the cottage. As well as the beautiful extension we have maintained and renovated the original bakehouse which now houses the most up to date modern plumbing and heating system with water coming from our own well in the front garden. We extended the chimney and added flues to today's safety standards enabling the log burners to be safely used in both the sitting room and snug. The ensuite was added to the master bedroom. Specialist flooring from floors for paws was fitted though the sitting room and snug, and all decor has been modernised throughout.

We will miss the convenience of living 10 mins from a town, Haverhill which has food shops, leisure centre, cinema and bus links to Clare, Cambridge, Bury and many more. The community spirit from Wixoe village as well as local villages which host many beautiful pubs, independent small businesses which include cafe/tea rooms, bakery, book shop and of course the local farmers markets.

We hope the next owner of Fordwater Cottage will love the history and character of the property as much as we do. We hope they enjoy the landscaping and planting we have added to the outside and enjoy the tranquillity and nature that surrounds every acre of Fordwater Cottage. Of course horses would be an asset!
