Description
Boyne Park is a very attractive road off Mount Ephraim, in the heart of this late Victorian development, comprising a network of smart roads with a number of substantial detached and semi-detached villas.
Tucked away from the main road, this property benefits from a secluded position with off-street parking, as well as a level rear garden facing south west. The property is approximately half a mile from the town centre via the Common, less than a mile from the mainline station and very well located for many highly regarded schools, including the sought-after grammars.
Built in 1895, number 29 is positioned towards the end of Boyne Park and is a delightful, beautifully presented family home, sympathetically updated by our clients to capture the timeless character and style of the Victorian era.
Impressive proportions are typical of the period and this property is no exception, with a spacious reception hall, high ceilings, large sash windows and accommodation arranged over three floors. Many of the original features are still intact, including decorative plaster cornicing and coving, deep skirting boards, picture rails, pretty fireplaces and several colourful stained glass windows.
The generously proportioned Kitchen/Breakfast room lies in the heart of the house with doors out to the garden. This is a particularly striking room, with a full height Victorian dresser and built-in cupboards, traditional Aga, a walk-in larder and the original servants' bell system which is still in operation being linked to the main ground and first floor rooms.
The three fine reception rooms comprise a Morning Room, Dining Room and a Drawing Room which opens to the garden. All feature wide bay windows and fireplaces providing lovely space for entertaining. An informal study/family room overlooks the garden to the rear and there is a practical utility/boot room off, with a side door out to the garden.
There are six good-sized bedrooms in total over the top two floors, all with their own individual character, together with a stylish family bath/shower room, a secondary bathroom and eaves storage space.
The property is set within a generously proportioned plot which surrounds the house and is set back from Boyne Park with a wide gravel driveway to the front providing off-street parking.
To the rear is a level garden enjoying a south westerly aspect and accessed from the Drawing Room and Kitchen/Breakfast Room. The garden is mainly laid to lawn, with shrub borders, mature trees, a paved terrace and a useful garden studio.
