  • Sought after Somerset Village
  • South facing
A rare opportunity has arisen to purchase a modernisation project in the very popular Somerset village of Pilton. Situated at the end of a terrace of four properties, 1, Culverwell Cottages occupies a lovely, elevated south facing position and is set well back from the quiet road. It has a fantastic size garden to the rear and plenty of parking to the front. The accommodation as it stands now is spacious and offers flexible use. The property is perfectly habitable allowing the new owners the opportunity to live there and take their time deciding what they would like to do. Of particular note is the huge open plan kitchen dining room that is flooded with light from the large window that looks out over a lovely Magnolia tree and the southerly countryside views. A comprehensive range of solid pine wall and floor units combine with a further range of more contemporary wood effect units and a wood burning stove set into the chimney breast. A door takes you through to what is currently set up as a utility area where there is a downstairs WC and access out to the extensive rear garden. On the left there is a triplet of reception rooms spanning the depth of the property with a light and bright garden room at the front leading through to a sitting room and then study at the rear. There is potential here to combine these rooms and connect them directly to the kitchen making a fantastic ground floor area.

On the first floor four bedrooms lead off a spacious welcoming landing and are served by a well fitted family bathroom. Two of the bedrooms have built in cupboards and there is a generous airing cupboard on the landing; again there is potential to reconfigure the first floor. 1, Culverwell Cottages has the potential to provide a fantastic family home in this ever-popular village and we highly recommend viewing to fully appreciate the wonderful position and scope of the accommodation.

Outside
To the front of the property there is plenty of parking for a number of cars with a path to the side leading to the front and rear of the property. There is some established planting to the front and of particular note is a lovely Magnolia Tree. As with the front, the rear needs some care and maintenance in order to bring the garden back to its former glory but given the size, the potential is huge to combine productive gardening with raised vegetable beds, entertaining and seating areas and herbaceous and structural planting. The rear garden is well fenced and there are a range of outbuildings, sheds and a Greenhouse which could be brought back into use.

Please note our understanding is that there is right of access for 2, Culverwell Cottages at the rear.

Situation
Pilton is well known for being home to the Glastonbury Festival and No. 1’s owners have access to valued village tickets. Aside from the Festival, Pilton has numerous clubs, a playgroup, a bus to a local primary school, a very smart village hall, a village shop which hosts the Post Office, playing fields with a clubhouse and a newly renovated pub. Notable local events include the very well attended September Pilton weekend that includes the village flower show and fete, a barn dance, a tug of war, a cricket match and a ‘fun sports day’ (see ).

Nearby is the ancient City of Wells, the smallest Cathedral city in England. The high street is vibrant and home to a good selection of chain stores and a variety of independent shops, restaurants and pubs. There is a twice weekly market offering good local produce, delicious fresh fish, meat products and a variety of street food. Wells also has a choice of supermarkets including Waitrose, Tesco, Morrisons and Lidl. At the very heart of the city is the stunning mediaeval Cathedral, Bishop’s Palace with its superb garden, and Vicars’ Close (reputed to be the oldest surviving residential street in Europe). Wells is fast becoming the South West's go-to place for festivals with annual food, literary, comedy and theatre events. The cafe culture within the Market Place offers a wonderful opportunity to sit and watch the world go by. Tables and chairs adorn the cobbled square surrounded by fabulous architecture and historic buildings  With both the Cathedral School and the Cathedral itself, there are all year opportunities for musical concerts and other events, and regular shows in the Little Theatre and a multi-screen cinema.

Other local attractions and amenities include the well-known Bath and West Show Ground, the Wells and Mendip golf clubs whilst sailing and fishing can be found on the Chew Valley and Blagdon Lakes. The heritage city of Bath and regional centre of Bristol are both within very easy reach. Fifteen minutes away is the very popular small town of Bruton which has the popular restaurant/coffee/bread shop called ‘At the Chapel’ and the world famous Hauser and Wirth Art Gallery.

Transport links are excellent with Castle Cary’s mainline railway station just 15 minutes away providing links to London (within 1 hour 26 minutes), Wales and the whole of the South west of England. The A303 with direct access to London and the South West is a 20 minute drive. Bristol airport is just 30 minutes away.

Schools
There are excellent state and Independent schools in the area including highly regarded primary schools in West Pennard and Wells, the popular Wells Blue Secondary school, Wells Cathedral School - Prep and Senior, Millfield Prep and Senior schools, Downside School, All Hallows Preparatory School and the Bruton schools.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
