Farm to rent
Property description & features
- Agricultural barns - to let
- 4,398 sqft
- £ 16,775 pa
The Property comprises a cluster of detached barns of granite construction. The main barn comprises a number of separate rooms on the ground floor and a large open plan room at first floor level. The first floor is accessed via a ladder, however the floorboards on the first floor have extensive woodworm and are not structurally safe. The floor would need overboarding with 18mm Plywood in a non-destructive way to the satisfaction of a Structural Engineer and subsequently the Listed Building Officer at Planning and Environment after which it is suitable for storage use only.
The northern barn comprises a large open plan area with full clear floor to ceiling height.
The westernmost barn (tin barn) comprises a large open plan area and is in a fairly dilapidated condition.
The buildings are Grade 3 Listed (PE0144) with the Property having both external/internal historic features.
Part of the Property is currently in a dilapidated condition and the tenant will need to undertake some repair works to make the property wind/watertight, especially in the detached tin barn building.
The barns do not provide any WC facilities and have no electricity or mains services connected. Electricity would require a new underground connection from the road by the JEC
Due to the surrounding residential occupiers, usage of the barns will need to be restricted to standard working hours. Monday to Friday, work is acceptable between 9am and 5pm. On Saturdays it's acceptable to work between 9am and 2pm, and on Sundays or bank holidays, no work will be allowed on the premises.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
