The property has attractive local stone elevations under a tiled roof with an oak framed portico above the front door. The snug on the right hand side of the hall has a dual aspect and the sitting room on the left connects into the kitchen.

The kitchen & dining room is the heart of the home with plenty of space to cook, eat and entertain. Within the kitchen itself is an electric Aga, a good variety of cupboards, drawers and units plus a breakfast bar set under wooden worktops. In addition to the Aga there is a separate mid level double electric oven. Further appliances include a built in fridge and freezer. Washing up is less of a chore thanks to the integrated dishwasher and double Belfast sink underneath a window with a fabulous view of the fields behind. The current owners have also added another window by the dining area to make the most of the fabulous countryside views. There is a side hall with external door for access directly out to the parking area. Along the hall is a utility room with a Belfast sink, plumbing for the washing machine/tumble drier and another integrated fridge within additional built in units. Next to the utility room there is a cloakroom and boot room as you enter through the side door.

Arguably the most impressive part of this home is the orangery on the western side of the house joining onto the kitchen. Part oak, part stone construction with a glass atrium, triple aspect and two separate sets of bi-folding doors, this is an exceptional room of incredibly high standards with idyllic cottage garden and countryside views. The orangery enjoys underfloor heating and LED spotlights too. Upstairs there are four bedrooms all double in size, each enjoying their own unique countryside outlook. The master bedroom has a dual aspect and an ensuite shower room. The family bathroom is well appointed to a high standard with a roll top bath, separate shower with large rainfall shower head, basin and w.c.
Outside
The gardens at Manor View Cottage are absolutely beautifully planted with an immense variety of flowers and shrubs. Immediately outside the orangery is a sunny seating terrace, ideal for a summer BBQ. An archway between two raised beds leads from the patio to the main lawned garden which is totally private and surrounded by newly installed fencing. There are two sheds within the garden for storage of garden tools and furniture. There are two separate gravelled and gated parking areas providing parking for many vehicles. The larger of the two has a timber single garage which is oversized for additional storage or potential workshop use. A lean to on the side of the garage has plumbing within which makes it ideal for an external laundry room in addition to the main utility.
Services
Mains water and electricity. Private drainage. Oil central heating.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 20, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 4, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
