MANOR VIEW COTTAGE, LOTTISHAM BA6 8PF

Accommodation
Manor View Cottage has undergone extensive improvements and additions during the current owners tenure to now provide a splendid family home with a lovely balance of character and modern convenience. The property has attractive local stone elevations under a tiled roof with an oak framed portico above the front door. Entering through the front door you reach the entrance hall which has a reception room on either side. Both rooms enjoy pretty garden aspects and fireplaces with inset wood burning stoves. The snug on the right hand side of the hall has a dual aspect and the sitting room on the left connects into the kitchen.

*
The kitchen & dining room is the heart of the home with plenty of space to cook, eat and entertain. Within the kitchen itself is an electric Aga, a good variety of cupboards, drawers and units plus a breakfast bar set under wooden worktops. In addition to the Aga there is a separate mid level double electric oven. Further appliances include a built in fridge and freezer. Washing up is less of a chore thanks to the integrated dishwasher and double Belfast sink underneath a window with a fabulous view of the fields behind. The current owners have also added another window by the dining area to make the most of the fabulous countryside views. There is a side hall with external door for access directly out to the parking area. Along the hall is a utility room with a Belfast sink, plumbing for the washing machine/tumble drier and another integrated fridge within additional built in units. Next to the utility room there is a cloakroom and boot room as you enter through the side door.

*
Arguably the most impressive part of this home is the orangery on the western side of the house joining onto the kitchen. Part oak, part stone construction with a glass atrium, triple aspect and two separate sets of bi-folding doors, this is an exceptional room of incredibly high standards with idyllic cottage garden and countryside views. The orangery enjoys underfloor heating and LED spotlights too. Upstairs there are four bedrooms all double in size, each enjoying their own unique countryside outlook. The master bedroom has a dual aspect and an ensuite shower room. The family bathroom is well appointed to a high standard with a roll top bath, separate shower with large rainfall shower head, basin and w.c.

Outside
The gardens at Manor View Cottage are absolutely beautifully planted with an immense variety of flowers and shrubs. Immediately outside the orangery is a sunny seating terrace, ideal for a summer BBQ. An archway between two raised beds leads from the patio to the main lawned garden which is totally private and surrounded by newly installed fencing. There are two sheds within the garden for storage of garden tools and furniture. There are two separate gravelled and gated parking areas providing parking for many vehicles. The larger of the two has a timber single garage which is oversized for additional storage or potential workshop use. A lean to on the side of the garage has plumbing within which makes it ideal for an external laundry room in addition to the main utility.

Services
Mains water and electricity. Private drainage. Oil central heating.

About the area
Lottisham is a delightful quiet Hamlet surrounded in wonderful countryside and close to the larger villages of Baltonsborough and West Lydford. The property sits on the quiet outskirts of the hamlet with immediate access out to wonderful local countryside with many footpaths and bridleways within a short walk from the house. The thriving village of Baltonsborough is close by and has a church, primary school, village hall, pub, and winery. The village also has a very friendly community with a number of societies and organisations. Further south is Lydford which has a mini supermarket/petrol station and another superb pub - The Cross Keys Inn.

*
Other villages close by include West Pennnard, Butleigh, Lovington and Keinton Mandeville which all offer ample amenities and facilities including several primary schools, an award winning bakery (Levitos in Lovington), pubs and village stores. There are excellent state and independent schools in the wider area including Millfield, Hazelgrove, Downside, All Hallows, Wells Blue School, Strode College, Wells Cathedral School, Ansford and the Bruton schools. On the outskirts of the nearby town of Castle Cary (15 minutes) is the railway station with its direct line to Paddington, and the A37 just a two minute drive away provides access south to the A303 for London and the Southwest and north to Bristol and Bath. Castle Cary is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development.

*
"The Newt in Somerset" just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate there are a Hotel & Spa, Farm shop, restaurants and house & garden shop. Due to the property's close proximity to The Newt, residents enjoy local membership at a great discount. Another benefit of living in Lottisham is access to local resale tickets of the world renowned Glastonbury Festival which greatly increases chances of securing tickets.Bruton is located 3 miles north west of Castle Cary, it dates back to Roman times and today is a charming small town with various shops and amenities, including the 'Hauser & Wirth' Art & Exhibition Gallery, 'The Roth Bar & Grill', the Michelin starred 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including King's School and Sexey's School.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you. Call us now on the number displayed or press the Contact Agent button- we look forward to hearing from you.
