Situation

Situated in the Kent countryside within easy reach of the A20m, the M20, Ashford and Tenterden. The woodland is conveniently located on a country lane between the villages of Pluckley, Bethersden & Hothfield with Pluckley station nearby. Tenterden is only 8.2 miles to the south via the A28 and the historic Cinque Port Town of Rye is about 16.5 miles.

Description

This is an especially attractive parcel of well maintained mature mixed broadleaf woodland. It has numerous mature oaks interspersed with hornbeam, ash, birch, hazel, aspen and several large conifers with a rich and varied understorey.

The wide rides on all sides and connecting paths are well maintained with both private access and rights of way from the lane.

An impressive feature is a large sinuous pond excavated over the last 20 years with varying depths (up to 1.8 metres) and managed to support the rich and varied wildlife. There is also a second smaller pond.

A number of small clearings and coppiced areas add to the diversity and there are several small covered storage facilities. Bluebells carpet the floor when in season.

There is no public access, no restrictive covenants, no Tree Preservation Orders or Article 4 Directions.

Boundaries

All boundaries are open and follow the main rides on all three sides of the woodland.

Access

There are 2 entrances and rights of way to the woodland from Sparrow Hatch Lane.

North Access -There is 4X4 access along a track that forms part of the property that leads from the locked gate.
There are good parking areas inside the woodland and along all three rides surrounding the wood.

South Access – This is a right of way, which is solid, flat and can be used with any vehicle.

Broadband availability and predicted speed: obtained from Ofcom on February 10, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
