Description

The Meadows, situated in the coastal village of Holme-next-the-Sea, is a single storey dwelling providing spacious and light lateral living on a large plot. A much loved second home for the current owners, whom have modernised the house during their ownership, there is now an opportunity to enjoy the wonderfully presented property as it is, or to fulfil personal requirements and adapt/extend/develop given the scale of the plot enjoyed, particularly given the location and setting.

The house is perfect for a sociable coastal lifestyle, with a brilliant layout. To one side you have a substantial open plan living space, with the comfortable family room with wood burner open to the fitted kitchen with breakfast bar. Beyond the family room, through glazed doors, is the garden/dining room for atmospheric suppers and long lunches with triple aspect glazing and direct access out to the gardens. There is a functional utility room for hosing down children and drying wetsuits.

The bedrooms are conveniently congregated on the other side of the house, separated from the living space by the large entrance hall. There are three double bedrooms, including the principal bedroom with en suite shower room, a family bathroom and a fourth bedroom perfect for bunk beds.

The house is a successful holiday let.

Outside
The house sits centrally within a generous village plot, with clearly established boundaries. To the front of the house, a wooden five bar gate opens to a large gravelled parking and turning area for many cars, adjoining the house and a single garage. Beside the parking area is an expanse of lawn, which sweeps round the south of the house to the back where it opens up to a wide open space to enjoy, with a wonderful flowering cherry providing seasonal colour, and a newly planted hedge along the rear boundary. A paved terrace at the back of house is ideal for outside entertaining, relaxing and dining particularly as the gardens are not overlooked despite the village location.

The entire gardens are enclosed by fencing, giving peace of mind to allow children, friends or animals to roam freely.

Location

Holme-next-the-Sea, situated on the famous Norfolk coastline, is a charming village with direct access to the coastal lifestyle. The marshes, dunes and beaches are on your doorstep, with much of the marshes forming part of the Holme Dunes nature reserve. The village is where the Peddars Way, a 46 mile trail following the route of an old Roman Road from the edge of Suffolk, meets the Norfolk coastline and coastal path with the two routes combining to form the National Trail. After all that walking, birdwatching, or beach activities the popular Old White Horse public house is in the village is the ideal stop en-route to the The Meadows.

The coastline as a whole offers stunning sandy beaches, the Royal West Norfolk golf club, delicatessen and village stores in neighbouring Thornham, together with Drove Orchards hosting a farm shop, Gurneys fish shop, and the famous Erics fish & chips, and Erics Pizza. This stretch of coastline is renowned for its superb sailing at Brancaster Staithe, bird watching at all points but particularly nearby Titchwell, with all villages connected by the coastal footpath. There is a plethora of restaurants and gastro pubs. Burnham Market is 8 miles from the house, with an array of boutique independent shops, bakery, butchers, fishmongers and restaurants including Socius and Number 29.

The local and historic market town of Kings Lynn is about 18 miles, with main line rail service to London Kings Cross.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
