Description

The historic, Grade II Listed, Earldoms Lodge is of Flemish bond brick construction, under a clay tile roof. It boasts a plethora of original features, and has recently been updated in parts by the current owners. The grounds have been significantly improved. An attractive pitched roof porch leads into the entrance hall. The adjacent sitting room has an original fireplace with a woodburning stove and the 25ft, double aspect drawing room has part-glazed double doors onto the verandah, overlooking the garden. It has a fireplace at one end and original parquet floor.

The double aspect dining room benefits from a fireplace and access to a boot room which, in turn, has a back door onto the rear verandah. The light-filled kitchen has fitted cupboards, integrated dishwasher and fridge, built-in oven and electric hob and also, ubiquitous in a farmhouse kitchen, an Aga. In addition, the kitchen benefits from a north facing walk-in larder. The adjacent back kitchen, with door to outside, has a walk-in cupboard, a sink and large draining area and access to the back stairs. A cloakroom completes the ground floor. There is a traditional, brick-built Gardener’s WC to the rear of the house, accessed from the garden. Upstairs has original elm floorboards throughout and six well proportioned bedrooms, all with fitted cupboards/wardrobes. There is a bathroom, a shower room and a separate WC. An attractive verandah runs along the southern aspect of the house, built in the 1920s, with original wooden posts. The owners have also built a new home office in the grounds which needs the interior completing.

Outside
Approached via a sweeping gravel driveway, Earldoms Lodge sits behind well-established beech, yew and holly hedges and is positioned comfortably in the centre of its land, with outer boundaries of mature trees. The garden, mostly laid to lawn, wraps around the house, with a paddock on the south side and mature trees such as Yew, Cedar, Oak, Horse Chestnut, Apple and Sycamore.

Land
A gravel drive bears to the right hand side of the house taking you to the garages, hay barn and additional outbuildings. The property backs onto nearly 2,000 acres of woodland and looks out over a lake, belonging to neighbouring Earldoms Farm. The garden wraps around the house and there is a fenced paddock of about 0.7 of an acre. There is also about 1.4 acres of woodland.

Planning
In 2021, Benchmark Planning Consultants of Salisbury advised that, with guidance from a Heritage Architect, the house has potential for a kitchen and 1st floor bedroom extension and there is scope for redevelopment of the garages and outbuildings (subject to the required planning consents).

Location

Earldoms Lodge now stands in the parish of Whiteparish, having once been in its own extra parochial parish of Earldoms. It is part of the renowned New Forest National Park, offering 140,000 acres of ancient landscape, running down to the south coast. Whiteparish itself is a thriving community, offering a primary school, All Saints church dating from the 12th Century, a Memorial Centre, and recreation grounds with football pitch, cricket pitch, tennis courts, playground and skate-park. It also benefits from a community run shop and post office and two pubs.

The beautiful Cathedral City of Salisbury lies approximately 9 miles to the west. It has an excellent range of shopping, educational, cultural and leisure facilities, as well as a mainline station to London Waterloo (journey time 90 mins). Salisbury supports a popular Playhouse Theatre and a twice weekly market.

Good local schools are numerous and include Salisbury Cathedral School, Chafyn Grove, Godolphin, Canford and Clayesmore, as well as Bishop Wordsworth and South Wilts Grammar Schools. There is racing at Salisbury and Wincanton, golf at Hamptworth, Bramshaw and High Post and fishing on the Rivers Avon and Test.
