Birches Wood is a detached house dating from 1952, with later additions, in grounds of over 8.5 acres, with stables and outbuildings which have separate access and were used commercially and for retail use for a country store prior to the present owner's purchase of the property.

Fitted kitchen with an LPG gas hob, sink and space for a range cooker, dishwasher and fridge. The house is now in need of considerable updating, or a buyer may wish to seek planning consent for a replacement dwelling. Given the substantial size of the present house of 2,725 square feet, a buyer could look to build a large modern country home in a superb location between Kenilworth and Coventry.

In addition to the 7-bedroom house, including two ground floor bedrooms and bathroom, there is an attached garage, summerhouse, range of three stables with attached fodder store, and two barns, one nearly 60 ft by 32 ft and the other nearly 35 ft by 33 ft, with a separate access off the lane. The house has large upvc double glazed windows and french doors, making rooms bright and sunny with a south-facing patio off the two ground floor bedrooms. Laminate flooring to most ground floors.

Gardens and grounds

The property is screened from the lane by beech trees and has mature trees, including birch, lime, evergreens and oak, and a lawned garden with a wooden chalet summerhouse, wildlife pond and a parking area in front of the garage.

Orchard with apple and greengage and soft fruit including raspberries. The land is laid to grass with a parkland setting with mature birch trees, gently sloping to the south and with mature woodland along the south and east boundaries stocked with bluebells and other woodland flowers, which link up to the Crackley Wood Nature Reserve, bordering a small stream on the southern boundary.

To the north of the property, the HS2 rail line is under construction and is in a deep cutting passing under Crackley Lane and with additional screening with a plantation of young trees, including birch and Scots pine.

The property is well suited to equestrian activities, hobby farming, nature conservation and rewilding, or to create a wonderful parkland setting for the house.

Birches Wood is situated just on Crackley Lane, Kenilworth and is surrounded by rolling Warwickshire countryside and woodland, yet is only 4 miles from Kenilworth's town centre, historic old town and castle.

There is a wide range of amenities in nearby Kenilworth which fully cater for most day-to-day requirements as well as a good range of restaurants, public houses and leisure facilities.

There are a good number of state and private schools in the local area which cater for most requirements, they include; Crackley Hall School and Kenilworth School and Sports College in Kenilworth, Heart of England Senior School in Balsall Common, Warwick Prep and public schools and King's High School for girls in Warwick, King Henry VIII School, Bablake School in Coventry and Princethorpe College.

The property is well located for access to larger towns nearby, including Leamington Spa and Solihull, as well as the region's cultural centre, Stratford-upon-Avon.

There are train links to both London and Birmingham city centres from nearby Tile Hill station which is just 1.5 miles away and offers free station parking. Other nearby stations include Coventry and Warwick Parkway. A station is due to open in Kenilworth toward the latter end of 2016. The motorway network is also within easy reach, with the M42 (J6) just 8.5 miles and the M40 (J15) 12 miles away.

The NEC and Birmingham International Airport are both approximately 9.5 miles away. The HS2 train line, currently under construction, passes to the north of the land in a deep cutting.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
